Purpose of the role:
To manage the commercial and financial performance of retail fitout projects from tender through to final account, ensuring profitability, cost control, and contractual compliance across a live project portfolio.
Key Responsibilities:
- Manage project commercial performance from pre-construction through to final account and close-out
- Prepare and issue cost reports, CVRs (Cost Value Reconciliation), and margin forecasts to senior management
- Produce and agree valuations, applications for payment, and final accounts with clients
- Review and negotiate subcontractor packages, including procurement, contract terms, and variations
- Identify, price, and agree variations/change orders with client quantity surveyors
- Manage retentions, defects liability, and contractual notices in line with programme requirements
- Monitor site progress against budget, flagging cost risks and commercial exposure early
- Liaise closely with site-based Project Managers to ensure commercial and operational alignment
- Support bid/tender preparation, including pricing strategy and risk assessment
- Ensure compliance with contract terms (JCT/NEC as applicable) and company QMS procedures
- Maintain accurate records for audit, dispute avoidance, and contractual correspondence
- Support recruitment, mentoring, and development of junior commercial/QS staff where required
Experience & Qualifications:
- Proven experience in a commercial/QS role within retail fitout, construction, or a related fast-paced multi-site environment
- Strong working knowledge of JCT and/or NEC contract forms
- Experience managing subcontractor accounts and final accounts
Skills & Attributes:
- Strong commercial acumen and negotiation skills
- Excellent numeracy and attention to detail
- Confident communicator, comfortable liaising with client QS teams and internal stakeholders
- Able to manage multiple live projects/programmes simultaneously
- Proficient in Excel and cost management/reporting software
- Self-motivated, deadline-driven, and comfortable working under pressure
Pay: £40,000.00-£50,000.00 per year
