We are seeking a highly motivated, ambitious, and experienced Lettings Director to lead, develop, and scale our property rental division. This is a senior leadership role with full responsibility for driving business growth, building and managing a high-performing team, securing profitable property acquisitions, and delivering exceptional service standards across the business.
The successful candidate will be solely responsible for the operational and commercial performance of the lettings department, reporting directly to the CEO on a daily basis. This is a results-driven role with clear monthly performance targets and progression milestones designed to take the business to the next level each month.
This position offers an exciting opportunity for an entrepreneurial individual who understands the Temporary Accommodation sector and is ready to take ownership of a rapidly growing business division.
Key Responsibilities
- Lead, recruit, train, and develop a successful lettings team, creating a high-performance culture focused on growth and results.
- Build and manage the department structure, ensuring the business has the right people, processes, and systems in place to scale effectively.
- Drive the acquisition of new properties, negotiating the best possible terms to maximise company profitability while maintaining strong landlord relationships.
- Conduct detailed property appraisals and financial assessments to ensure all acquisitions meet company profit targets.
- Develop and implement strategic growth plans to increase property stock, occupancy rates, and revenue.
- Oversee the entire lettings process from acquisition and onboarding through to tenancy management and renewals.
- Manage and maintain relationships with landlords, investors, local authorities, housing providers, and external partners.
- Work closely with councils and local authorities throughout London, ensuring a strong understanding of Temporary Accommodation contracts, procurement processes, placement structures, and compliance requirements.
- Monitor market trends, local authority demand, rental values, and competitor activity to identify growth opportunities.
- Ensure all operations comply with current property legislation, housing regulations, licensing requirements, and industry best practices.
- Produce daily performance reports for the CEO, including acquisition pipelines, financial performance, occupancy levels, and business development activity.
- Implement KPIs and performance management systems across the department.
- Manage departmental budgets, forecasts, profitability targets, and operational costs.
- Create and deliver training programmes to improve team knowledge, compliance standards, and overall performance.
- Identify opportunities to improve processes, increase efficiency, and drive long-term business growth.
Requirements
- Proven experience in a senior lettings, property management, or estate agency leadership role.
- Strong experience within the Temporary Accommodation, Social Housing, Supported Housing, or Local Authority housing sectors is highly desirable.
- Extensive knowledge of UK property legislation, compliance requirements, landlord obligations, tenancy structures, licensing, and housing regulations.
- Strong understanding of Temporary Accommodation frameworks, council placements, procurement processes, rates, fee structures, and contract management.
- Demonstrable experience in property acquisition and negotiation, with a proven ability to secure profitable deals.
- Experience recruiting, building, managing, and developing successful teams.
- Excellent commercial awareness with a strong understanding of profit margins, forecasting, and business growth strategies.
- Outstanding leadership, communication, and negotiation skills.
- Strong organisational and administrative abilities, with experience managing compliance documentation and reporting processes.
- Ability to work independently, take ownership, and make strategic business decisions.
- Results-driven mindset with a proven track record of achieving and exceeding targets.
- Multilingual abilities are advantageous but not essential.
- Full UK driving licence preferred.

Salary: Competitive + Performance Bonus Structure 20K PLUS OTE EARNINGS 60K - 100K
