About the role
B. & M. McHugh Ltd. is looking for an experienced and reliable Multi-Skilled Building Fabric Operative to carry out planned and reactive maintenance works across sites in the Tower Hamlets area.
This is a varied, hands-on role covering internal and external building maintenance. The successful candidate will be comfortable working across several trades, diagnosing minor defects and completing repairs to a safe, professional standard.
You will need to work well independently, manage your daily workload and communicate professionally with site representatives, colleagues and members of the public.
Key responsibilities
Your work may include:
- General painting and decorating
- Rubbing down, filling and preparing surfaces
- Internal and external redecoration
- Minor plaster repairs and patching
- Dry lining repairs and access-hatch installation
- Minor wall and floor tiling
- General carpentry and joinery repairs
- Dismantling cupboards, shelving and built-in furniture
- Door repairs, easing, adjustment and ironmongery replacement
- Minor repairs and adjustments to fire doors
- Carpet-tile replacement
- Minor Altro and vinyl flooring repairs
- Hot-welded vinyl repairs in laboratories, washrooms and wet areas
- Fencing and gate repairs
- Decking repairs and replacement
- Minor pothole and surface repairs
- Minor roofing patch repairs
- Bollard installation
- Carry out basic plumbing repairs to toilets and washroom fittings, including replacing toilet seats, repairing or replacing flush mechanisms, resolving minor leaks, clearing simple blockages and replacing taps, traps and flexible connectors where competent to do so.
- Fire-stopping repairs using suitable mastics and panel systems, where trained and authorised
- Identifying additional defects and reporting work requiring a specialist contractor
- Completing job records, photographs, timesheets and material records
- Maintaining tools, equipment and work areas
- Following risk assessments, method statements and site procedures
Essential skills and experience
- Previous experience in a multi-trade, building-fabric or property-maintenance role
- Competence in painting, decorating and surface preparation
- Good general carpentry and door-repair skills
- Experience completing minor plastering, dry lining and tiling repairs
- Ability to investigate defects and select an appropriate repair method
- Ability to use hand and power tools safely
- Good understanding of workplace health and safety
- Ability to work independently and as part of a team
- Good communication and customer-service skills
- Reliable, punctual and able to manage a mobile workload
- Full UK driving licence
- Right to work in the UK
Desirable qualifications and experience
- CSCS card or relevant trade qualification
- NVQ Level 2 or equivalent in a building-maintenance trade
- Fire-door inspection, installation or maintenance training
- Passive fire-protection or fire-stopping training
- Altro or resilient-flooring installation and hot-welding experience
- Asbestos-awareness training
- Manual-handling and working-at-height training
- Experience working in occupied public buildings, laboratories, healthcare, education or commercial environments
- Experience using a mobile job-management system
Pay: £29,000.00-£50,000.00 per year
