Role Purpose
To provide expert plumbing and mechanical maintenance support, ensuring the safe, efficient, and compliant operation of building services. The role combines hands-on technical delivery with supervisory responsibilities, supporting the coordination of engineering activities and acting as a deputy to the Facilities Manager when required.
Key Responsibilities
Technical Delivery
Carry out planned preventative maintenance (PPM), reactive repairs, fault finding and breakdown response across plumbing, mechanical and associated building services systems.
Complete all maintenance activities in accordance with contractual Service Level Agreements (SLAs), Key Performance Indicators (KPIs) and statutory requirements.
Undertake plumbing installations, repairs and modifications as required.
Support general building fabric maintenance and multi-skilled engineering tasks across the site.
Identify and implement opportunities to improve system performance, reliability and energy efficiency.
Compliance & Safety
Ensure all works are completed in accordance with Health & Safety legislation, safe systems of work, risk assessments and company procedures.
Support statutory compliance activities and maintain awareness of relevant legislation and industry standards.
Act as a Responsible Person and support Duty Holder responsibilities during periods of Facilities Manager absence or annual leave, where appropriately authorised.
Ensure all maintenance records, permits, inspections and compliance documentation are accurately maintained within CAFM and other management systems.
Team Support & Leadership
Support the planning, allocation and coordination of engineering workloads during periods of Facilities Manager absence.
Provide technical guidance, coaching and mentoring to engineering colleagues, promoting best practice and continuous development.
Support a collaborative "One Team" culture across engineering and workplace services functions.
Assist in the onboarding and familiarisation of new team members.
Contractor & Client Management
Support the management and supervision of specialist contractors and service providers working on site.
Ensure contractors work safely, comply with site procedures and deliver services to the required standard.
Develop and maintain positive working relationships with client stakeholders, colleagues and suppliers.
Provide professional technical support and advice to clients where appropriate.
Emergency & Business Continuity
Participate in emergency response procedures and business continuity arrangements.
Provide technical support during incidents, system failures and emergency situations to minimise operational disruption.
Qualifications & Experience
Essential
City & Guilds, NVQ Level 3 or equivalent qualification in Mechanical Engineering, Building Services Engineering or a related discipline.
Level 2 Plumbing Qualification (or equivalent).
Demonstrable experience within a commercial building maintenance or facilities management environment.
Strong practical knowledge of plumbing, mechanical building services and associated plant.
Good understanding of statutory compliance requirements and safe working practices.
Experience using CAFM systems and Microsoft Office applications.
Excellent fault-finding and diagnostic skills.
Desirable
IOSH Working Safely or equivalent Health & Safety qualification.
Experience acting in a supervisory or lead engineering capacity.
Experience within a corporate office, critical environment or multi-site facilities contract.
Additional building services qualifications or multi-skilled engineering experience.
