Property Manager – London (Hybrid Role)
Hours: Monday to Friday, 9:00am – 6:00pm Location: South London & Surrounding areas (Part-remote, part-site based)

The Role
We're looking for an experienced Property Manager to oversee a residential portfolio across London.
This is a hybrid role combining home working with regular property inspections, contractor meetings and office/team meetings.
This position requires someone who thrives in a remote working environment. You'll be trusted to manage your own workload, communicate proactively and remain fully accessible throughout the working day. To support our flexible, remote-first environment and maintain clear visibility across property schedules and client tasks, the successful candidate will use a time-tracking application as part of their daily workflow.
Excellent communication is absolutely essential. Our landlords, tenants and contractors rely on prompt responses and regular updates, so we're looking for someone who naturally keeps people informed rather than needing to be chased.
Key Responsibilities
You'll be responsible for the full management of your portfolio, including:
● Acting as the primary point of contact for landlords and tenants
● Managing maintenance issues from initial report through to completion
● Liaising with contractors, obtaining quotations and coordinating repairs
● Scheduling and monitoring contractor attendance and quality of works
● Carrying out regular mid-term property inspections and producing detailed reports
● Managing end-of-tenancy inspections, deposit deductions and deposit disputes
● Preparing properties for new tenancies and coordinating refurbishment works
● Organising planned maintenance and improvement projects
● Managing insurance claims where required
● Preparing and submitting property licence applications and attending council inspections
where necessary
● Ensuring all compliance certificates remain current (Gas Safety, EICR, EPC, Fire Safety
etc.)
● Maintaining accurate records within our CRM and property management software
● Updating landlords with clear, timely progress reports
● Responding promptly to tenant enquiries and resolving issues professionally
● Managing contractor invoices and obtaining approval for maintenance expenditure
● Maintaining the Private Rented Sector (PRS) database and property records
● Serving legal notices where required
● Ensuring company procedures and administrative systems are followed accurately
● Working closely with the wider management team to continuously improve our service

We're looking for someone who can be trusted to get on with the job—not someone who needs constant supervision.
Essential Requirements
● Minimum 3 years' residential property management experience
● Strong knowledge of residential property legislation and compliance
● Excellent maintenance knowledge and contractor management experience
● Experience managing end-to-end maintenance cases
● Experience conducting property inspections
● Strong organisational and prioritisation skills
● Excellent written and verbal communication skills
● High level of IT literacy and confidence learning new software
● Ability to work independently while remaining a collaborative team member
● Based within reasonable travelling distance of South London
● Full UK driving licence (own vehicle desirable)

● Doesn't take ownership of their workload
● Is looking to leave the property industry in the near future

Pay: £28,000.00-£32,000.00 per year
