Job Overview
We have an opportunity for a Housing Officer to join our team of six in our office in Kingswood on a permanent part time basis.
Specific Responsibilities
1. To act as the first point of contact for tenants and prospective tenants.
2. Undertake duties and home visits in connection with the housing management service as required.
3. To manage rent arrears, tenancy management and enable tenancy sustainment in line with policy and procedures for designated properties and to cover for the other Housing Officer in their absence.
4. Dealing with queries and enquiries as appropriate via post, e-mail, telephone and office visits and liaising with contractors/organisations as necessary.
5. Dealing with all aspects of office administration including filing, updating, and maintaining records and files, in line with GDPR requirements.
6. To carry out site visits to monitor health and safety including fire safety annual visits and lift servicing, monitor cleaning and gardening contractors and liaise with tenants over site improvements.
7. To carry out individual tenancy audits on a rolling cycle, completing reports, updating records, and highlighting any concerns to the Housing Manager.
8. To manage void properties, including pre void checks, dealing with notice periods, next of kin as needed, void checks, liaising with contractors, identifying priority waiting list and HomeChoice applicants, sign up and managing probationary tenants.
9. Tenant liaison during major works programmes.
10. Participate in out of hours rota.
11. To identify safeguarding and tenant welfare concerns and liaise with Housing manager.
12. Any other duties or responsibilities as required which are commensurate with the post of Housing Officer.
Person Specification
Essential
· Literacy and numeracy equivalent to Grade C/4 or above GCSE English and Maths.
· Proficient IT skills, including accurate and efficient keyboard use and Microsoft 365 applications including Outlook, Word, and Excel.
· Excellent understanding of written and spoken English.
· Effective communication skills including team working and commitment to customer care.
· Ability to create and maintain accurate records, with a keen attention to detail.
· Be flexible, adaptable, good organisational skills, be of a cheerful disposition.
· Ability to act on own initiative, prioritise and be pro-active in improving ways of working.
· Supports our organisational values and objectives.
· Compliant with GDPR.
· Full driving licence and use of own car/motorbike/bike.
Desirable
· Experience of working in the housing sector
· Experience of working as a Housing Officer or equivalent
· Relevant housing qualification
· Use of a Housing Management System.
· Working knowledge of housing regulation, legislation, and current practice.
· Understanding of welfare benefits, rents, and service charges
· Ability to deal with challenging and vulnerable customers

Job Types: Part-time, Permanent
Salary: £28,598- £31,022 (SCP 12-17) pro rata based on 35-hour week.
Actual Salary £14,299.
Pay rise annually within scale based on performance.
Expected hours: 17.5 per week
