About the Role
We are looking for an experienced CDM Principal Designer and Building Regulations Principal Designer (BRPD) Consultant to join our in-house team and provide specialist health, safety, design and regulatory advice across our construction and property portfolio.
Working closely with internal project managers, designers, estates/property teams, contractors and senior stakeholders, you will play a key role in ensuring that projects are properly planned, designed and managed in accordance with CDM 2015 and the Building Regulations.
The role will provide the opportunity to work across a varied portfolio of projects, providing both CDM Principal Designer and Building Regulations Principal Designer functions, while supporting the organisation in maintaining robust design risk management, competence and regulatory compliance.
Key Responsibilities
CDM Principal Designer
- Act as the organisation's CDM Principal Designer on relevant projects.
- Provide competent CDM advice throughout the project lifecycle.
- Plan, manage, monitor and coordinate health and safety during the pre-construction phase.
- Identify, eliminate, reduce and control foreseeable risks through the design process.
- Review and challenge design proposals and design risk assessments.
- Ensure appropriate health and safety information is prepared, shared and maintained.
- Support the preparation and review of Pre-Construction Information.
- Coordinate with the Principal Contractor and other dutyholders to ensure effective cooperation and communication.
- Provide CDM advice at design, project and construction meetings.
- Support the preparation and handover of Health and Safety Files.
Building Regulations Principal Designer
- Act as, or support the organisation in fulfilling the role of, Building Regulations Principal Designer (BRPD) under the Building Regulations.
- Plan, manage and monitor design work to ensure that projects are designed in accordance with relevant Building Regulations requirements.
- Coordinate design work carried out by different designers and ensure appropriate cooperation between dutyholders.
- Review design information and provide advice on Building Regulations compliance.
- Identify and escalate potential areas of non-compliance at an early stage.
- Support project teams in understanding their responsibilities under the Building Regulations dutyholder regime.
- Review the competence and capability of relevant designers and advise project teams where further information or specialist input is required.
- Maintain appropriate records demonstrating that design work has been properly planned, managed and coordinated.
- Work closely with Building Control, designers, consultants, contractors and internal project teams.
- Support the organisation in developing consistent processes and standards for Building Regulations compliance.
About You
You will have strong practical experience in construction, design risk management and CDM, together with a good understanding of the Building Regulations dutyholder and Principal Designer requirements.
You will be confident challenging design teams and project stakeholders, while providing pragmatic and proportionate advice. You will be comfortable operating in an in-house environment where you can build strong relationships and influence projects from the earliest design stages through to completion.
Essential Experience and Qualifications
- Proven experience working as a CDM Principal Designer / CDM Consultant.
- Strong working knowledge of CDM 2015.
- Knowledge and practical understanding of the Building Regulations Principal Designer role.
- Experience of coordinating design teams and managing design risk.
- Experience of reviewing construction and design information for health, safety and regulatory compliance.
- Understanding of the Building Regulations dutyholder requirements and the responsibilities of designers and Principal Designers.
- Experience working with clients, designers, contractors and Building Control.
- Excellent communication, influencing and stakeholder-management skills.
- Ability to provide clear, proportionate and commercially aware advice.
- Relevant professional qualification and/or membership of an appropriate professional body.
- Experience acting as a Building Regulations Principal Designer.
- Experience working on higher-risk or complex construction projects.
- Knowledge of the Building Safety Act and associated secondary legislation.
