Job Summary:
The Commercial Manager oversees and manages the cost management and contract management aspects of the project from initiation to close-out.
Key responsibilities:
Contract Management:
-
Strong knowledge of NEC contracts, with proven experience administering NEC3/NEC4 options.
-
Skilled in issuing and managing contractual notices, early warnings, compensation events, and change management processes.
-
Ability to interpret contract clauses, advise project teams, and ensure full compliance with NEC obligations
Cost/Contract administration:
-
Demonstrated ability to manage high value packages with high volumes of change, ensuring robust change control processes and accurate forecasting.
-
Experienced in cost administration for Consultants and Subcontractors, ensuring alignment with budgets, forecasts, and commercial targets.
-
Ability to scrutinise cost and change submissions, validate valuations, and ensure accurate.
-
Ability to maintain and update EWN & risk registers, quantify risk exposure, and support mitigation strategies.
-
Skilled in identifying, assessing, and managing commercial and project risks and risks associated with change.
-
Ensures risks are communicated clearly and factored into commercial forecasts and decision‑making.
-
Strong understanding of disallowed costs, with the capability to maintain auditable, accurate records to prevent exposure.
Sphere of influence:

Ability to influence internal design teams, project managers, Consultants, and Subcontractors to drive commercial discipline and accountability.

Proven track record improving performance through challenge and proactive commercial leadership.

Confident in presenting commercial positions and influencing senior stakeholders.
Programme:
-
Ensures a rigorous approach to programme management, including reviewing programmes.
-
Strong understanding of how programme movement affects cost, risk, and contractual entitlement.
Technical Competencies:
-
Knowledge of all aspects of commercial management.

Familiarity with various forms of contract.

Knowledge of integrated reporting.

Knowledge of IT systems relevant to Commercial Control.

Ideally experienced in design, design‑and‑build, and package management, enabling effective oversight of technical changes and design development.

Ability to understand design processes, identify commercial impacts early, and support teams in managing design risk.

An organised individual, able to manage deadlines, prioritise works in a fast-paced environment, ensuring timely delivery of commercial outputs; whilst ensuring commercial processes are followed and maintaining clear and auditable records.

Coaching and development of members of the commercial team.

Qualifications, Certifications and Experience:

Relevant experience of commercial management.

Experience of major (£100m+) projects and Joint Venture arrangements

Formal qualification RICS/CIOB or similar with relevant experience.
