Role Purpose
To manage and oversee the void property process, ensuring council or housing stock properties are re-let efficiently, safely, and within target timescales. The role focuses on minimising void periods, maintaining accurate records, and coordinating all necessary works to ensure properties are ready for new tenants as quickly as possible.
Key Responsibilities
- Maintain accurate and up-to-date records of all void properties, including status, works required, and expected re-let dates
- Monitor and track the duration each property remains void, ensuring compliance with organisational targets and performance indicators
- Liaise effectively with contractors to arrange, coordinate, and monitor repair, maintenance, and refurbishment works
- Work closely with internal colleagues and departments (e.g. housing officers, repairs teams, lettings teams) to ensure smooth handover and re-letting of properties
- Ensure all required safety checks, inspections, and standards are completed before properties are re-let
- Confirm that properties are advertised and made available for letting in a timely manner, ensuring the council/housing team is fully aware of availability
- Identify and escalate delays or issues that may increase void timescales
- Support continuous improvement of void turnaround processes and efficiency
- Ensure compliance with housing regulations, health and safety standards, and organisational policies
Objective / Outcomes
- Minimise the number of void properties at any one time
- Reduce the average void turnaround time
- Ensure properties are not void for longer than necessary
- Improve communication and coordination between teams and contractors
- Maximise rental income and housing availability by reducing lost time between tenancies
Pay: £30,000.00-£35,000.00 per year
