Job Overview
We are seeking a highly experienced and strategic Head of Property / Commercial Director to lead our property portfolio and commercial operations. The successful candidate will oversee property management, optimise revenue streams, and develop long-term growth strategies. A senior commercial and property leader to take ownership of Capiteq's schemes end-to-end and to act as our principal commercial counterpart in dealings with JV partners and other scheme stakeholders. This is a high-autonomy, high-visibility role reporting directly to the CEO, suited to someone who wants to build a function rather than slot into an existing one.
Key Responsibilities
- Own the commercial and delivery strategy for St Mary's scheme
- Act as Capiteq's lead commercial representative in negotiations and ongoing relationship management with JV/scheme counterparties
- Manage relationships with funders and lenders secured against the asset, including liaison on facility terms and security ranking matters
- Provide commercial and risk input into the Capiteq Property Bond programme — supporting investor reporting, asset performance updates, and due diligence requests
- Develop and manage budgets, cost plans, and reporting for property-related capital projects, with regular reporting to the CEO and board
- Identify and appraise further UK commercial real estate opportunities aligned with Capiteq's investment strategy
- Build out a property/commercial function as deal flow and asset base grow, including future hires
What We're Looking For
- 10+ years' experience in quantity surveying, commercial management, or property/asset management within a contractor, consultancy, developer, or investment management environment
- Track record managing large-value (£25m+) commercial, residential, or mixed-use schemes, including contract administration (JCT, NEC, or bespoke), EOT/VO negotiation, and stakeholder management at board level
- Comfortable operating as the senior commercial voice in a negotiation — confident representing Capiteq's interests directly with developers, JV partners, and funders
- MRICS chartership preferred, though not essential for the right candidate with demonstrable commercial leadership experience
- Strong financial and reporting discipline — able to translate scheme performance into investor-facing updates
- Entrepreneurial mindset suited to a boutique, fast-moving firm — comfortable with ambiguity and building process rather than following it

Pay: £53,732.46-£80,000.00 per year
