ABOUT THE ROLE:
OUR CLIENT has been on Richmond Road since 1975. A single-office independent agency covering Ham, Petersham and North Kingston, and most of our business comes through repeat clients and recommendations from people we’ve sold for before.
We’re hiring someone new. Not another negotiator. Someone who’ll take responsibility for how we actually run — the systems, the data, the automation, the day-to-day administration that lets the front-of-office team focus on clients.
What the role is
We run on Street.co.uk. It’s a powerful CRM and most agencies use a fraction of what it can do. We want to use most of it.
The Operations & Technology Lead owns Street end to end — configuration, workflows, automation, reporting, integrations — and makes sure the office runs cleanly on top of it. That means designing the processes, building them into the system, training the team on them, and keeping the data tidy so the reports we look at every week are worth looking at.
This is a tech-first all-rounder role. Everyone in a small office does viewings — you’ll do your share. You’ll also answer the phone when it rings, help a vendor who’s confused by something on their portal, and step in on the front desk when the office is full. The point of the role is to make everyone else more effective, which means being part of the team, not separate from it.
What you’ll do
- Own Street.co.uk. Configure Core Workflows for property onboarding, offer due diligence, sales progression and tenancy setup. Build the automations that handle viewing reminders, vendor feedback, applicant matching and chase chains. Keep the property and applicant data clean.
- Run the integrations stack. We use Street’s integrations for AML, e-signatures, portal feeds, calendar sync and communications. Decide which integrations earn their keep, set them up, and turn off the ones that don’t.
- Reporting and KPIs. Build the dashboards that tell us what’s actually happening — pipeline value, time-to-offer, fall-through rates by reason, marketing source attribution. Present them weekly.
- Administration that keeps the agency compliant. AML records, material information, terms of business, lettings compliance. Not glamorous, but the agency depends on it being right.
- Front-of-office and viewings. Cover viewings alongside the rest of the team, answer the phone, greet visitors, register applicants, handle enquiries. Be a real part of the team, not a back-office function.
- Training and documentation. Write up how things work so we don’t lose the knowledge. Train the team when a new workflow goes live.
What we’re looking for
- You know technology properly. Non-negotiable. Not “comfortable with it” — fluent. You’ve configured CRMs, built automations, worked with APIs and webhooks, and you can tell the difference between a tool that earns its keep and one that’s just marketing. You’ll be teaching us, not the other way round. If you’ve done this in Street, Reapit, Alto, Salesforce or HubSpot — even better, but not essential.
- You understand the wider tech landscape — AI included. You know what the current generation of tools can actually do, where they fall over, and how to put them to work in a real business. Not as a buzzword, as a lever.
- Formidable administration. You like clean data, clear processes, and a tidy pipeline. You notice when something is being done four different ways across the team and you want to fix it. Nothing slips, nothing gets lost, and the paperwork is always right.
- Turn-your-hand mentality. Small office, real business. Some days you’ll be configuring workflows; some days you’ll be on the phone to a vendor or covering a viewing. You’re the kind of person who sees what needs doing and does it.
- People who can talk to people. Vendors, landlords, applicants, contractors. The role has a public-facing element and it matters that you can hold a warm, professional conversation.
- Estate agency experience is not required. If you’ve run operations in any small business where systems, compliance and clients all matter — a solicitor’s office, an accountancy practice, a private clinic, a small consultancy — we’d like to talk to you. The agency knowledge we can teach. The tech and the administration we cannot.

Pay: £28,000.00-£45,000.00 per year
