We are currently recruiting for an experienced Property Manager to join our Property Services Team and provide a high quality, efficient and customer focussed maintenance service across our ever-growing portfolio of developed, managed and renovated residential and commercial properties.
The role will oversee all aspects of property management, including statutory compliance, health and safety, building maintenance, service charge management, contractor performance, resident engagement and customer service delivery. Working collaboratively with internal teams, contractors, leaseholders and other stakeholders, the Property Manager will ensure that properties are managed in accordance with legislative requirements, industry best practice and organisational standards.
Main Duties:
- Ensure compliance with all relevant legislation including the Building Safety Act 2022, Fire Safety Order, Health & Safety at Work Act, Landlord and Tenant legislation and associated regulations.
- Assist with the implementation and management of building safety requirements, including maintaining the Building Safety Case, and supporting Accountable Persons and/or Responsible Persons in meeting statutory obligations where applicable.
- Prepare, monitor and control service charge budgets, ensuring expenditure is managed effectively and in accordance with lease obligations.
- Review and authorise expenditure, invoices and contractor payments within delegated authority levels.
- Undertake regular property inspections to identify maintenance, health and safety and compliance issues, ensuring corrective actions are progressed and completed.
- Build effective relationships with leaseholders, residents, developers, managing agents, resident management companies (RMCs), right-to-manage companies (RTMs), contractors and statutory authorities.
- Support external audits, inspections and regulatory reviews.
- Lead resident and customer engagement activities, ensuring effective communication regarding planned works, compliance activities and service improvements.
- Lead and manage the Concierge team in producing routine schedules of inspections and monitoring, delivering a high-quality front of house customer service and safety provision
- Monitor customer satisfaction and implement actions to improve service delivery.
- Resolve complex customer enquiries and complaints, ensuring lessons learned are embedded within service delivery.
- Provide call out support on a rolling rota with all managers.
Skills and Person Specification:
Essential
- Proven experience in residential block management and/or commercial property management.
- Experience of contractor procurement, mobilisation and performance management.
- Experience of service charge budgeting and financial management.
- Experience of leading and managing teams.
- Strong understanding of landlord and tenant legislation.
- Excellent customer service and stakeholder management skills.
- Proficiency in Microsoft Office applications including Excel, Word and Outlook.
- Full UK Driving Licence.
Desirable
- IRPM Level 3 or Level 4 qualification.
- Associate or Member of the Institute of Residential Property Management (IRPM).
- IOSH Managing Safely.
- NEBOSH General Certificate.
- Experience managing high-rise or higher-risk residential buildings.
- Knowledge of Building Safety Act 2022 requirements.
The role is offered with a salary of up to £37,000 per annum (dependent on qualifications and experience), plus car allowance. Based at our Wigan office you'll work a Monday to Friday, 8:00am to 4:00pm schedule, and have the opportunity to be a part of a supportive and growing team.
