About the Role
We are seeking a highly organized, detail-oriented, and self-motivated Lettings Administrator / Negotiator to join our team on a part-time basis. This is a varied, hybrid role where no two days are the same. You will be the glue that holds our lettings process together—balancing desk-based compliance and CRM management with face-to-face property viewings and HMO turnarounds.

Key Responsibilities
Your time will be split between essential administrative compliance and active, client-facing property management duties:
- Viewings & Check-ins: Conducting property viewings with applicants and managing the check-in/check-out processes, specifically for our HMO rooms in the Southampton area.
- Application Processing: Managing the end-to-end move-in process, including processing applications, coordinating referencing, and issuing tenancies.
- Compliance & Admin: Ensuring all compliance documents (gas safety, EICRs, EPCs, right-to-rent checks) are complete, accurate, and up-to-date before move-in.
- Data & Pipeline Management: Maintaining meticulous records on our CRM to ensure no tasks or leads slip through the cracks.
- Communication: Acting as a friendly, professional first point of contact for landlords, tenants, and applicants via phone, email, and in person.
What We Are Looking For (Key Criteria)
- Experience: A minimum of 2 years of experience within the UK residential lettings industry is essential.
- Tech-Savvy: Ideally, you have direct, hands-on experience using Street.co.uk and Goodlord (or highly translatable experience with similar modern prop-tech platforms).
- Process-Driven: Highly organized by nature. You naturally follow systems, keep flawless records, and don't let tasks fall by the wayside.
- Detail-Oriented: An eye for spotting missing information, verifying compliance documents, and keeping accurate data.
- Communication Skills: An excellent, natural communicator who is equally comfortable negotiating a deal over the phone as they are welcoming a new tenant to an HMO room.
- Autonomy: Self-motivated and capable of managing your own workload independently without needing constant supervision.
- Driving Licence: A full UK driving licence and access to your own vehicle (essential for viewings and property visits around Southampton).
