Experienced lettings person wanted. Must be good with landlords, tenants, applicants, market appraisals, relets, compliance, targets, systems and the odd day where everything happens at once. Which, in lettings, is most days.
Wilkinson Grant & Co are looking for a confident, energetic and commercially minded Senior Lettings Negotiator to join our busy Exeter Lettings Department.
This is a senior role for someone who already knows lettings, enjoys responsibility and wants to play a proper part in growing a successful department.
You’ll work closely with the Head of Lettings, supporting the smooth day-to-day running of the team, helping to win and retain landlord clients, carrying out market appraisals, conducting viewings, overseeing relets, supporting the Lettings Negotiator and making sure our service stays sharp, professional and proactive.
In short, we’re looking for someone who can make things happen.

The role
This is a hands-on senior lettings role, combining negotiation, client care, market appraisals, business development, team support, compliance and operational organisation.
You’ll help drive weekly lets, monthly move-ins, new landlord opportunities, relet performance, landlord retention and the overall growth of our lettings portfolio.
You’ll personally conduct viewings and market appraisals, while also helping to oversee and support the Lettings Negotiator to ensure enquiries, applicants, landlords and tenants are managed properly.
It’s a role for someone experienced, focused and practical.
Not someone who wants a senior title and then mysteriously vanishes when the phone rings.
What you’ll be doing
You’ll help manage and deliver:
- Market appraisals for prospective and existing landlord clients
- New business opportunities to grow the lettings portfolio
- Landlord relationship management and long-term client retention
- Applicant handling, tenant enquiries and viewing appointments
- Viewings, feedback and negotiation
- Weekly let targets and monthly move-ins
- Relet management, including prompt preparation and relaunch of available properties
- Section 13 rent increases in line with legislation and company procedures
- Tenancy progression and associated administration
- Day-to-day support for the Head of Lettings
- Oversight, guidance and encouragement for the Lettings Negotiator
- Accurate use of lettings software, CRM and internal systems
- Compliance with lettings legislation, company procedures and best practice
- Support with accounts-related processes when required
- A positive, professional and commercially focused team culture
In other words, you’ll help keep the department moving, growing and performing — without letting the important details fall down the back of the metaphorical sofa.
Who we’re looking for
You’re likely to be someone who:
- Has strong lettings experience, preferably already at senior level
- Understands how to win, retain and look after landlords
- Is confident carrying out market appraisals
- Is comfortable conducting and overseeing viewings
- Is commercially aware and target-focused
- Communicates clearly, professionally and naturally
- Is organised, accurate and good at prioritising
- Enjoys supporting colleagues and helping others improve
- Has good knowledge of lettings legislation and compliance
- Is confident using lettings software and CRM systems
- Brings ideas, pace and initiative
- Can handle pressure without turning the office into a weather system
ARLA / Propertymark qualifications would be a bonus, but strong experience, sound judgement and the right attitude matter most.
What you’ll need
- Proven lettings experience
- Strong landlord, tenant and applicant communication skills
- Experience carrying out market appraisals
- Good understanding of lettings compliance and legislation
- Strong organisational and administrative skills
- Confidence with systems, CRM and process
- A positive, proactive and professional approach
- Ability to support and guide a Lettings Negotiator
- Commercial awareness and appetite for growth
- Full UK driving licence
- Willingness to work from our Exeter office on a full-time basis
