Please note - We are looking for an Experienced Sales Negotiator to join our incredible team. The basic pay is £20,000 per annum but we would expect at least 4 sales a month meaning the successful candidate would earn in excess of £52,160 per annum. We don't offer a car allowance however do cover petrol.
The Sales Negotiator is responsible for generating and progressing residential property sales while delivering a high standard of service to vendors and buyers.
The role involves developing new business, registering and qualifying applicants, arranging and conducting viewings, negotiating offers, securing instructions and progressing agreed sales through to exchange and completion.
The successful candidate will be commercially focused, confident in communicating with clients, proactive in generating opportunities and capable of building long-term relationships within the local property market.
Key Roles & Responsibilities
1. Applicant Management & Buyer Qualification
Register new buyers and maintain accurate applicant records on the agency CRM.
Establish buyers’ property requirements, preferred locations, budgets and timescales.
Financially qualify applicants and establish their buying position, including whether they are first-time buyers, under offer, sold subject to contract, cash buyers or dependent on mortgage finance.
Identify opportunities to introduce buyers to mortgage, conveyancing and other approved property services where appropriate.
Maintain regular contact with registered applicants.
Match suitable buyers to available and forthcoming properties.
Proactively contact applicants when new instructions or price reductions become available.
2. Viewings
Arrange property viewings efficiently between vendors and prospective buyers.
Conduct accompanied viewings where required.
Develop a strong understanding of each property to communicate its features, benefits and potential effectively.
Obtain constructive feedback following viewings.
Communicate relevant buyer feedback to vendors and the Branch Manager.
Use viewing feedback to identify opportunities for second viewings and offers.
3. Offer Negotiation
Encourage and obtain offers from interested buyers.
Establish the buyer’s position, funding arrangements and proposed timescale.
Present offers to vendors promptly and professionally.
Negotiate between buyers and vendors to achieve the best achievable outcome for the client while maintaining momentum in the transaction.
Handle counter-offers and objections professionally.
Maintain clear and accurate records of negotiations.
Confirm agreed offers and next steps in accordance with company procedures and applicable UK estate agency requirements.
4. Vendor Management
Maintain regular communication with vendors throughout the marketing process.
Provide feedback on viewings, applicant activity and market response.
Discuss marketing strategy and recommend appropriate actions where necessary.
Identify opportunities for price adjustments, refreshed marketing or other measures to generate additional interest.
Ensure vendors understand the progress of their property and receive a consistently professional service.
5. New Business Generation
Identify potential valuation and instruction opportunities from buyers, vendors and the agency database.
Generate market appraisal appointments for the Branch Manager, Valuer or Listing Manager.
Prospect previous valuations, withdrawn properties, historic clients and other appropriate leads.
Develop relationships with homeowners and prospective sellers within the branch’s target area.
Identify opportunities arising from property chains and buyer conversations.
Support canvassing, prospecting and local marketing initiatives.
Build a personal pipeline of future vendors and instructions.
6. Sales Progression
Maintain regular contact with buyers, vendors, solicitors/conveyancers, mortgage brokers and other relevant parties after a sale has been agreed.
Monitor key milestones including memorandum of sale, mortgage applications, surveys, searches, enquiries, exchange and completion.
Identify potential delays or problems at an early stage and escalate where appropriate.
Maintain communication throughout the property chain.
Help keep transactions progressing towards exchange and completion.
Keep CRM records and sales progression notes accurate and up to date.
7. CRM & Database Management
Record calls, viewings, offers, feedback and client communications accurately.
Maintain complete and current applicant and vendor records.
Complete scheduled follow-up activities and tasks.
Use the CRM proactively as a sales and prospecting tool rather than solely as a record-keeping system.
Maintain an organised pipeline of applicants, valuations, instructions, offers and agreed sales.
8. Customer Service
Provide a professional, responsive and knowledgeable service to buyers and vendors.
Respond promptly to telephone, email, online and walk-in enquiries.
Manage client expectations throughout the sales process.
Handle complaints or concerns professionally and escalate them where required.
Represent the agency positively within the local community.
Build relationships that encourage repeat business, referrals and positive reviews.

Experience & Qualifications
Preferred:
Previous estate agency, property or residential sales experience.
Previous sales, negotiation or customer-facing experience.
Knowledge of the UK residential property sales process.
Experience working towards sales targets and KPIs.
Candidates with strong sales ability and customer service experience from other industries may also be considered.
A full UK driving licence and access to a suitable vehicle may be required depending on the branch and viewing arrangements.
