Job Title: Property Manager / Senior Property Administrator
Location: Sandwell and surrounding areas
Job Type: Full-time (part time position also available on hourly rate rather than salary)
(Monday–Friday)
Salary: Depending on experience + performance-based bonuses
About the Role:
We are looking for a highly experienced, organised, and proactive Property Manager / Senior Property Administrator to take full ownership of the day-to-day management of a residential property portfolio.
This is a hands-on role suited to someone who can work independently, solve problems efficiently, and confidently manage tenants, contractors, and compliance requirements without constant supervision.
Key Responsibilities:
- End-to-end management of tenant onboarding, referencing, and move-ins
- Handling all tenant queries, issues, and escalations professionally
- Preparing, reviewing, and managing tenancy agreements and legal documentation
- Conducting regular property inspections and ensuring properties are maintained to a high standard
- Managing maintenance issues from initial report through to resolution, including sourcing contractors, negotiating costs, and overseeing works
- Liaising with landlords, tenants, and third-party contractors
- Managing rent schedules, monitoring payments, and actively chasing arrears
- Handling deposit returns and resolving disputes where necessary
- Ensuring full compliance with all property regulations (gas safety, EPCs, inspections, etc.)
- Maintaining accurate records, reports, and property documentation
- Managing invoices, receipts, and basic financial tracking
- Supporting with property listings, marketing, and tenant sourcing where required
Requirements:
- Proven experience in property management or lettings
- Strong knowledge of UK rental regulations and compliance
- Ability to manage a property portfolio independently
- Excellent communication and negotiation skills
- Highly organised with strong attention to detail
- Confident handling challenging situations and problem-solving
- Full UK driving licence
