Salary: £30,000 - £36,000 per annum (depending on experience)
Hours: Monday to Friday, 9:00am – 5:30pm, with occasional Saturday working on a rota basis.

The Role
As Property Manager, you will be responsible for the day-to-day management of a residential property portfolio, ensuring landlords and tenants receive an exceptional level of service throughout the tenancy lifecycle.
You will oversee maintenance, compliance, inspections, tenancy administration, renewals and end-of-tenancy matters, ensuring all issues are handled efficiently, professionally and in line with current legislation.
This is a busy and varied position where excellent organisation, communication and problem-solving skills are essential.
Key Responsibilities
- Manage a portfolio of residential properties from move-in through to tenancy end.
- Act as the primary point of contact for landlords and tenants.
- Coordinate maintenance and repairs with approved contractors.
- Obtain quotations and oversee works through to completion.
- Arrange and conduct routine property inspections.
- Produce detailed inspection reports and communicate recommendations to landlords.
- Manage tenancy renewals and associated documentation.
- Handle end-of-tenancy processes, including deposit negotiations where required.
- Respond promptly to maintenance issues and tenancy enquiries.
- Liaise with tenants regarding rent arrears and tenancy-related matters.
- Ensure all managed properties remain compliant with current lettings legislation and safety regulations.
- Maintain accurate property records using property management software.
- Work closely with contractors, inventory clerks and other third-party suppliers.
- Collaborate with the wider lettings team to deliver an excellent customer experience.
- Prioritise workloads effectively while maintaining a high level of attention to detail.
About You
To be successful in this role, you'll have:
- A minimum of three years' experience in residential property management.
- Experience managing your own portfolio of residential properties.
- A solid understanding of current lettings legislation and property compliance.
- Excellent communication and customer service skills.
- Strong organisational and time management abilities.
- The ability to manage multiple priorities in a fast-paced environment.
- A proactive, solutions-focused approach.
- Excellent attention to detail.
- Confidence handling challenging situations professionally.
- Good IT skills and experience using property management software.
- A full UK driving licence is advantageous but not essential.
