About the pub
Located in the heart of the high street, this thriving community pub benefits from strong daytime trade and continued sales growth throughout the week. The main trading space features eight TVs, a central bar, dining area, pool table and dart board, making it a popular destination for sports fans and local customers alike.
A standout feature is the large covered conservatory sports area, accommodating around 60 guests and complete with an impressive 85-inch TV, creating additional trading opportunities throughout the year. Live music is already a key part of the offer, with significant scope to expand and evolve the entertainment calendar.
With annual sales of approximately £15,000 per week and a 90/10 wet-led split, this is an exciting opportunity for an experienced high street operator who understands how to maximise a wet-led business. The ideal partner will have the ability to successfully balance a sports proposition, live entertainment and late-night trade, while continuing to develop daytime and midweek occasions to unlock further growth across all trading periods.
The spacious private accommodation extends the full length of the pub and includes a large lounge, kitchen and bathroom, providing comfortable living quarters on-site.
