Letting Negotiator
Location: Edinburgh (hybrid working- depending on business needs up to 2 days from home after completing full training)
Hours: Full-time, Monday – Friday (9:00-5:00)
Contract: Permanent
Salary: £24,840 - £27,945 depending on experience
Start date: As soon as possible, however we will wait for the right candidate!

The Role
We are now looking for a Letting Negotiator to join our fantastic lettings team. This is a fast-paced and varied role where you will take ownership of rental properties from valuation and onboarding through to marketing, negotiation, and securing tenants.
You’ll work closely with landlords and applicants, helping maximise property performance and delivering an outstanding customer experience throughout the lettings journey.
This role will also provide exposure to other departments across the business. You’ll collaborate with Property Management, Compliance, Finance, and our onboarding team, so strong communication and teamwork skills are essential.

Key Responsibilities & Tasks
- Prepare rental valuations and advise landlords on pricing and marketing strategy
- Manage the marketing and performance of rental properties
- Arrange and conduct viewings with prospective tenant
- Match applicants to suitable properties and maximise letting opportunities
- Negotiate tenancy agreements between landlords and tenants
- Secure lets and minimise void periods
- Oversee applicant vetting, deposit collection, and handover to the referencing team
- Provide regular feedback and market insights to landlords
- Take ownership of properties while they are being marketed
- Identify opportunities to generate new business and landlord referrals
- Work collaboratively with internal teams to ensure a smooth customer journey
Skills & Experience Required
- Proven administrative experience with strong organisational abilities
- Previous experience in property or lettings is highly desirable
- Strong negotiation and communication skills
- Excellent organisational and time management abilities
- Ability to manage multiple priorities and meet deadlines
- Target-driven with the ability to negotiate and close deals effectively
- Confident using systems and adapting to new processes
- Full UK driving licence is required - You're happy working both in the office and on the road, as much of your day will be spent visiting properties, carrying out valuations, taking marketing content and meeting applicants.
