Job Title: Lettings Negotiator
Salary: £24,785 – £28,228 per annum
Location: Chichester
Reporting to: Lettings Manager / Branch Manager
Working Hours
The normal working hours are Monday to Friday, 9.00 am to 5.30 pm.
The role will also require working regular Saturdays, from 10.00 am to 4.00 pm, on a rota basis. Where a Saturday is worked, a day off in lieu will be provided.
Job Purpose
We are looking for an enthusiastic, organised and customer-focused Lettings Negotiator to join our busy lettings team. The successful candidate will be responsible for assisting landlords and prospective tenants throughout the lettings process, from generating enquiries and conducting viewings through to agreeing tenancies and ensuring a high level of customer service.
This is an excellent opportunity for someone with strong communication, sales and customer service skills who enjoys working in a fast-paced property environment.
Key Responsibilities
- Respond promptly and professionally to enquiries from prospective tenants and landlords.
- Arrange and conduct property viewings.
- Promote available properties and match suitable applicants to suitable properties.
- Follow up enquiries and viewings to generate applications and secure tenancies.
- Negotiate offers and terms between landlords and prospective tenants.
- Keep landlords updated regarding enquiries, viewings and feedback.
- Maintain accurate records of applicants, properties, viewings and negotiations.
- Assist with the preparation and progression of tenancy documentation.
- Ensure prospective tenants complete the necessary application, referencing and compliance procedures.
- Work closely with the lettings and property management teams to ensure a smooth transition from agreed let to tenancy commencement.
- Proactively contact prospective tenants and landlords to generate and develop business opportunities.
- Assist with property marketing and ensure property listings are accurate and up to date.
- Maintain a good knowledge of the local property market and current rental values.
- Ensure all work is carried out in accordance with relevant legislation, company procedures and compliance requirements.
- Provide an excellent level of customer service to landlords, tenants and applicants at all times.
- Assist with general office duties and provide support to other members of the team when required.

- Competent IT skills, including Microsoft Office and relevant property management systems.
- A full UK driving licence and access to a vehicle, where required for property viewings.
Desirable Skills and Experience
- Previous experience within residential lettings, estate agency or a sales environment.
- Knowledge of the local property market.
- An understanding of residential tenancy legislation and lettings compliance.
- Experience using property management or CRM software.
