Job Role:
As the in-house multi-skilled tradesperson, you will act as the face of our property management team. You will be responsible for completing a wide range of planned and reactive maintenance tasks across our residential and commercial portfolios in and around the East London area. Your goal is to resolve maintenance issues on the first visit, ensuring properties are safe, compliant, and ready for new tenants.
Pay: £25-28 per hour
Key Responsibilities
1. Reactive & Planned Maintenance
- Carpentry: Hang doors, repair kitchen units, and fix/replace skirting boards and locks.
- Plumbing: Fix minor leaks, unblock sinks, and replace toilet siphons or taps.
- Wet Trades & Patching: Carry out patch plastering, make good damaged walls, and repair tile grouting.
- Decorating: Apply professional painting and finishing after completing repairs.
- General: Clear gutters, fix minor fencing issues, and assemble furniture when required.
2. Tenancy Turnaround (Voids)
- Carry out comprehensive repairs on properties between tenancies to prepare them for viewings and move-ins.
- Ensure properties meet safety and cleanliness standards before new occupants arrive.
3. Compliance & Health and Safety
- Perform routine health and safety checks (e.g., fire doors, emergency lighting).
- Follow risk assessments and ensure all works comply with UK building regulations and safety standards.
- Report structural, electrical, or gas defects requiring certified professionals immediately.
4. Customer Service & Reporting
- Communicate professionally and respectfully with tenants, landlords, and agency staff while working in occupied properties.
- Accurately record job details, time spent, and materials used via agency maintenance apps or job sheets.
- Manage your route and time efficiently to hit service level targets.
Essential Requirements
- Proven experience across multiple trade disciplines (e.g., carpentry, plumbing, painting).
- Experience working within domestic properties (ideally in property management, social housing, or residential lettings).
- Exceptional problem-solving skills with a track record of high "first-time fix" rates.
- Full UK Driving License (required to travel between properties in the Ilford and Greater London/Essex area via company van).
- Own basic hand tools
Desirable Qualifications
- NVQ Level 2/3 or City & Guilds in a core trade (e.g., Carpentry or Plumbing).
- Valid CSCS card.
- Basic understanding of gas, electrical, or tenant health & safety regulations.
