UK Restoration Services specialises in the conservation, repair and restoration of historic, listed and significant buildings.
Our projects help preserve the UK’s built heritage for local communities and future generations. Due to continued growth, we are looking for an experienced Heritage Contracts & Project Manager to take responsibility for the successful delivery of multiple conservation and restoration projects.
About the role
This is a combined contracts management and project delivery role.
You will oversee projects from pre-construction through to completion, taking responsibility for their operational, contractual and commercial performance. You will ensure works are delivered safely, on programme, within budget and to the high standards required when working with historic buildings.
Acting as the key link between clients, consultants, site teams, subcontractors and senior management, you will provide clear leadership, identify risks early and maintain effective control of project delivery.
Key responsibilities
- Manage heritage, conservation and listed-building projects from pre-construction through to completion and handover
- Review contracts, specifications, drawings, programmes and project requirements
- Develop and monitor project programmes, budgets, procurement schedules and resources
- Manage commercial performance, costs, variations, change control and contractual obligations
- Lead and support construction managers, site managers, site teams and specialist subcontractors
- Coordinate subcontractor procurement, appointments and performance
- Ensure the timely procurement of specialist trades, traditional materials and long-lead items
- Liaise with clients, architects, surveyors, conservation officers, heritage consultants and other stakeholders
- Ensure compliance with listed building consents, statutory approvals and recognised conservation principles
- Maintain high standards of workmanship, quality control and protection of historic fabric
- Identify project risks and implement appropriate mitigation measures
- Ensure health, safety and environmental standards are consistently maintained
- Chair or attend progress meetings and provide clear project updates
- Produce accurate programme, commercial, progress and risk reports
- Manage completion, defects, handover information and final-account requirements
- Support tender reviews, pre-construction planning and project handovers
- Contribute to lessons learned and continual improvement
About you
You will be an experienced construction professional with strong project-delivery, leadership and commercial skills.
You should have:
- Proven experience as a Contracts Manager, Project Manager or in a similar construction-management role
- Experience delivering heritage, conservation, listed-building, refurbishment or complex existing-building projects
- A strong understanding of project delivery from pre-construction through to completion
- Knowledge of traditional construction methods, materials and specialist trades
- Good commercial and contractual awareness
- Experience managing budgets, programmes, procurement, variations and risk
- The ability to lead site teams, managers, subcontractors and suppliers
- Strong client and stakeholder-management skills
- Clear and professional written and verbal communication skills
- A proactive, organised and solutions-focused approach
- The ability to manage multiple projects and changing priorities
- A current SMSTS qualification
- A full UK driving licence
Desirable experience
The following would be beneficial but are not essential:
- A qualification in Construction Management, Building Conservation, Quantity Surveying or a related discipline
- Experience working with conservation officers, heritage consultants or statutory heritage bodies
- Knowledge of listed building consent requirements and conservation best practice
- Experience managing specialist heritage subcontractors and traditional trades
- Experience working under recognised construction contracts
- Membership of, or progress towards membership of, a relevant professional body
- First Aid at Work and relevant construction qualifications
