The Property Manager role is responsible for the day-to-day oversight and smooth running of a defined property portfolio, ensuring that assets are well maintained, compliant, and operating in line with business standards. This includes coordinating maintenance activity, managing relationships with tenants or internal stakeholders, overseeing contractors, and responding to issues as they arise to minimise disruption.
The successful candidate will be organised, able to prioritise in a fast-paced environment, and a willingness to develop a strong understanding of property management, including maintenance and compliance. They will be an effective communicator, able to build strong relationships and handle issues in a practical, solutions-focused way, while confidently managing multiple tasks with a hands-on, proactive approach and strong attention to detail to ensure properties are maintained to a high standard.
What the role involves
· Maintenance and Asset Protection:
o Identify reactive, planned, and preventative maintenance requirements.
o Raise repair and maintenance instructions with approved contractors.
o Monitor completion of works and re-inspect where necessary.
o Escalate issues that may impact landlord asset value or safety.
· Compliance and Health & Safety:
o Identify risks relating to:
- General property safety and condition.
- Fire safety and means of escape.
- Electrical and gas safety concerns (reporting, not certifying).
- Damp, mould, ventilation, and overcrowding.
- Support compliance with PRS legislation and local authority standards.
- Report safeguarding, vulnerability, or serious concerns in line with company policy.
· Tenant and Landlord Liaison
o Arrange and conduct inspections professionally and respectfully with tenants.
o Communicate findings clearly to property managers and landlords.
o Provide clear recommendations on remedial actions and improvements.
o Support positive landlord/tenant relationships through fair, evidence-based reporting.
· Property Inspections and Condition Monitoring
o Carry out routine property inspections in line with agreed inspection schedules.
o Conduct check-in, mid-term, pre-end, and check-out inspections as required.
o Assess property condition against inventory, tenancy terms, and company standards.
o Identify and report on wear and tear, damage, unauthorised alterations, and misuse.
o Capture photographic evidence and detailed inspection notes.
· Reporting and Systems
o Maintain accurate and up-to-date records across property management systems.
o Track maintenance activity, contractor performance, and job completion.
o Identify and escalate recurring maintenance issues or operational trends.
o Support portfolio oversight through clear reporting and coordination of property-related data.
What you'll bring to the role
· At least 1 year of experience in a Property Maintenance or Property Management role.
· Working knowledge of relevant regulations relating to property safety, and landlord and tenant relationships is desirable.
· Practical understanding of how buildings are constructed, maintained, and operated is highly desirable.
· Proficient in Microsoft Office 365 applications and an aptitude for learning new business software systems.
· Excellent written communication skills.
· Ability to build and maintain good relationships with landlords, tenants, and contractors.
· Driven to take ownership of problems and maintain a proactive, solution-oriented approach.
· Organised approach to work, diligent and accurate in record-keeping, with strong attention to detail.
· Ability to be discreet and to maintain confidentiality of company information.
· Full UK driving licence.
