We are excited to announce a new job opportunity for an enthusiastic Estate Cleaning and Soft Maintenance Team Leader to join our team at one of our esteemed commercial properties due to our ongoing growth.
In this role, you will be responsible for various low-risk maintenance and repair tasks, Internal building cleaning, as well as the outdoor estate cleaning. We are seeking a versatile individual with knowledge in low-risk multiple trades to ensure the building's upkeep, safety, and overall functionality. You will collaborate closely with the on-site management team and receive support from the Andron management team.
Your responsibilities will include managing, supporting and conducting both planned and ad hoc maintenance on-site. By delivering a high standard of service, you will help ensure that tenants and visitors have a safe and enjoyable experience while working or visiting the site. This is an engaging, hands-on role, and you will be part of a fantastic team.

Key Duties and Responsibilities:
- Supervise, support, and motivate cleaning and estate operatives.
- Allocate daily work schedules and monitor completion of tasks.
- Lead by example by actively participating in cleaning and maintenance duties.
- Provide training, guidance, and support to team members.
· To have a clear understanding of the operating environment within the client’s grounds and premises.
· To understand any specific threat that may impact the security, safety and welfare of employees, tenants, visitors and contractors.
· To be fully compliant with the conduct and standards expected from Andron FM and its clients.
· To wear the agreed uniform and PPE at all times.
· To control the low-risk pre-planned and reactive maintenance tasks promptly and keep accurate records.
- Ensure a warm, welcoming, helpful, efficient and responsive reception service for customers, staff and visitors to the property.
- Conduct scheduled checks of the building’s systems to preemptively identify and address maintenance needs.
- Regularly inspect the property for safety hazards, and ensure that common areas are clean and well-maintained.
- Carry out a variety of administrative tasks relating to client reporting and compliance
- Support with the day-to-day building compliance.
- Carry out any reasonable work instruction on your own accord or as requested by your line manager or the client.
- To maintain the corporate image of Andron FM by professionally fulfilling your duties and ensuring your appearance and conduct are in keeping with the standards expected.

- To carry out painting tasks within the scope of works (internal & external)
- Support with light maintenance tasks such as changing damaged locks, door hinges etc.
- To carry out General cleaning, high-level cleaning and pressure washing where necessary
- Identify opportunities for continuous improvements
- Perform quality audits and safety inspections
- Perform routine maintenance tasks such as minor plumbing, carpentry, painting, and other repairs within the remit
- Effectively managing site waste involves diligently transporting it to designated collection points, ensuring timely and organised pickup by the contractor..
- Address issues reported by tenants or the site management team promptly
- Oversee the cleanliness of common areas, including lobbies, hallways, and outdoor spaces. May involve light cleaning tasks when needed.
- Collaboration with Contractors
- Work alongside outside contractors for larger repairs or renovations, ensuring quality of work meets standards and timelines.
- Be competent enough to use step ladders and or a working at height platform
- Communicate effectively with residents regarding maintenance requests and updates on repairs.
- Provide excellent customer service to ensure resident satisfaction.
- Inventory Management: Maintain inventory of tools and supplies, ordering additional materials as necessary to ensure that all jobs can be completed efficiently.
- Conduct regular inspections to ensure service standards are achieved.
- Assist with recruitment, induction, and performance management activities as required.
Skills Required:
- Experience in commercial cleaning, estate services, facilities management, or property maintenance.
- Previous supervisory or team leadership experience.
- Proven experience as a handyman or in a similar role, preferably within a commercial property setting.
- Ability to multitask, prioritise and make practical decisions
- Must be able to work on own initiative with a proactive and flexible attitude
- Knowledge of light plumbing and maintenance
- Ability to diagnose and troubleshoot maintenance issues effectively.
- Strong problem-solving skills and attention to detail.
- Excellent communication and interpersonal skills.
- Ability to manage time efficiently and work independently.
- PC literate, including MS Office packages.
- Possess an excellent understanding of customer service.
- Maintain a professional appearance and business-like manner at all times to instil confidence in the services provided.
- Have a strong work ethic and great timekeeping.
- Be an effective communicator and be polite and helpful at all times.
- IOSH Managing Safely
Person Specification:
- Excellent written and oral communication skills.
- Hands-on experience carrying out cleaning and basic maintenance tasks.
- Computer and systems knowledge.
- Experience in managing minor projects is desirable.
- Have good anticipation, analytical skills, and problem-solving aptitude.
- Extremely strong customer service skills.
- Knowledge of workplace health and safety risk assessment and risk management on-site (IOSH qualified preferred).
- The position may require lifting heavy objects, climbing ladders, and working in various weather conditions. Flexibility in working hours may be necessary to accommodate residents’ needs and property schedules.
- Full driving license required to conduct this role.
- IPAF training is mandatory, but it can be provided by the employer.
