Woodfell Asset Management Limited is looking for an experienced and reliable Maintenance Technician to join our growing team in Sheffield. This is a full-time, site-based role where you will be responsible for the day-to-day maintenance, repair, and upkeep of residential properties and communal areas.
We are looking for someone who enjoys hands-on work and has a proven track record in property maintenance. You will be carrying out repairs independently, ensuring our properties are maintained to a high standard and that tenants receive a prompt, professional service.
Key Responsibilities
As a Maintenance Technician, you will be expected to:
- Carry out day-to-day repairs and maintenance across residential properties.
- Repair and replace taps, toilets, showers, sinks, pipework, and other basic plumbing fixtures.
- Fit and repair door handles, locks, hinges, closers, doors, cupboards, and other fixtures and fittings.
- Complete painting and decorating work, including preparing surfaces, filling, sanding, and painting walls, ceilings, woodwork, and communal areas.
- Carry out basic carpentry repairs, including skirting boards, shelving, kitchen units, and minor joinery work.
- Diagnose and complete minor electrical repairs such as replacing sockets, switches, light fittings, and other non-specialist electrical maintenance (where competent and permitted).
- Repair or replace damaged flooring, tiles, silicone seals, and general finishes.
- Respond promptly to maintenance requests and emergency call-outs when required.
- Inspect vacant and occupied properties, identifying maintenance issues and completing repairs efficiently.
- Maintain communal areas and external grounds to a high standard.
- Work alongside specialist contractors when required and ensure work is completed to specification.
- Keep accurate records of completed work and report any major issues requiring further attention.
- Follow all Health & Safety procedures and maintain a safe working environment.
Essential Requirements
We are looking for someone who has:
- Proven experience working as a Maintenance Technician, Property Maintenance Operative, Multi-Trade Operative, or Handyman.
- A demonstrable track record of carrying out repairs in occupied residential properties.
- Strong practical skills across multiple trades, including:
- Plumbing
- Carpentry
- Painting & Decorating
- General Building Repairs
- Basic Electrical Maintenance
- Confidence using a wide range of hand and power tools.
- Excellent fault-finding and problem-solving abilities.
- The ability to work independently with minimal supervision.
- Good organisational and time management skills.
- Strong communication skills and a professional, customer-focused attitude.
- Knowledge of Health & Safety requirements within property maintenance.
Desirable
- Experience working within residential block management, social housing, or private rented property maintenance.
- Experience carrying out planned and reactive maintenance.
- Relevant trade qualifications (City & Guilds, NVQ or equivalent).

This role is not suitable for someone looking to supervise contractors or primarily manage maintenance. We are looking for an individual who is comfortable being on the tools every day, carrying out repairs from start to finish.
