Maintenance Manager
Location: Multi-site across the UK
Reports to: Chief Operations Officer
Salary: £35,000–£40,000 per annum, depending on experience
Contract: Full-time, permanent
We are seeking an experienced and hands on Maintenance Manager to lead the maintenance function across a diverse UK property portfolio, including hotels, restaurants, leisure facilities, residential properties and commercial premises.T his is a key leadership role responsible for transforming the maintenance function from a predominantly reactive approach to a structured, planned and preventative maintenance culture. The successful candidate will introduce effective maintenance systems, strengthen statutory compliance, improve asset reliability and ensure consistent maintenance standards across all properties.
Key Responsibilities
- Lead the maintenance function across multiple properties.
- Provide leadership to the Assistant Projects Manager and work closely with the General Manager and operational teams across the portfolio.
- Develop and implement Planned Preventative Maintenance programmes.
- Establish and maintain maintenance systems, asset registers, servicing schedules and compliance records.
- Ensure statutory inspections, certifications and remedial works are completed within required deadlines.
- Conduct regular property inspections, identifying priorities, risks and opportunities for improvement.
- Manage contractors, suppliers, maintenance budgets and procurement to deliver value for money while maintaining operational standards.
- Monitor reactive maintenance, response times and recurring faults, implementing long-term solutions where appropriate.
- Support refurbishment projects, capital investment planning and lifecycle replacement programmes.
- Produce maintenance, compliance and KPI reports to support operational decision-making and continuous improvement.
- Drive consistent maintenance standards, cost control and continuous improvement across the Group.
About You
You will have:
- Proven experience in a Maintenance Manager or similar leadership role.
- Experience within hospitality, facilities management or a multi-site property environment.
- Strong knowledge of Planned Preventative Maintenance, statutory compliance and building services.
- Experience managing maintenance teams, contractors and operational budgets.
- Strong leadership, planning, organisational and problem-solving skills.
- A proactive, practical and hands-on management approach.
- A full UK driving licence and willingness to travel regularly between Company properties.
A qualification in Mechanical, Electrical, Building Services, Engineering or Facilities Management would be advantageous, as would IOSH, NEBOSH or experience using maintenance management or CMMS software.
