Property Manager / Senior Property Manager – Bishopston, Bristol
Full-time | Monday–Friday | 8:30am–5:30pm | No weekend work
We are a small but thriving independent lettings and property management business based in the heart of Bristol. Established 25 years ago, we’ve built our reputation entirely through word-of-mouth and consistently delivering a high-quality, personal service to both landlords and tenants. Due to continued growth, we are now looking for a Property Manager (or Senior Property Manager, depending on experience) to join our friendly, long-standing team.

Key Responsibilities
- Acting as the first point of contact for tenants reporting maintenance issues
- Assessing and diagnosing repair problems and agreeing next steps with the landlord
- Instructing contractors, obtaining quotes, and coordinating repair works through to completion
- Managing maintenance invoices and processing them as property expenses for landlord accounting
- Arranging and overseeing all statutory safety compliance, including gas safety certificates, EICRs, EPCs, smoke/CO alarm testing and other regulatory requirements
- Carrying out routine property inspections, noting any concerns and ensuring properties are maintained in line with tenancy agreements
- Producing detailed inspection reports and discussing flagged issues with landlords
- Managing end-of-tenancy processes, including deposit returns, negotiating deductions, and arranging necessary works
- Maintaining accurate records and delivering excellent service to both landlords and tenants throughout the tenancy lifecycle
About You
You may or may not have property management experience, or you may be ready to step up into a more senior role. Either way, we’re looking for someone who is:
- Professional, confident, and comfortable communicating with clients, tenants, and contractors
- Organised, proactive, and able to manage a busy and varied workload
- Friendly, approachable, and capable of building rapport
- Able to work well in a small team environment
- Motivated, solution-focused, and keen to deliver high-quality service
A full UK driving licence and use of your own car are required. Mileage is claimable at the standard rate.
Hours & Salary
- Monday–Friday, 8:30am–5:30pm (1-hour lunch)
- No Saturday work
- Salary dependent on experience, with performance-related bonuses available
