We are seeking a proactive and organised Residential Property Manager to join our busy Lettings Department. This is an excellent opportunity for someone who enjoys problem-solving, delivering outstanding customer service, and working in a fast-paced property environment.
The successful candidate will be responsible for undertaking periodic inspections, inventories, coordinating maintenance and repair works across our managed property portfolio, ensuring issues are dealt with efficiently, cost-effectively, and in line with legal and safety requirements.
Key Responsibilities
· Conduct periodic inspections
· Complete and maintain accurate inventories
· Manage and respond to maintenance requests from tenants, and contractors.
· Diagnose reported issues and arrange appropriate repairs.
· Instruct and coordinate approved contractors, ensuring works are completed within agreed timescales.
· Monitor the progress of repairs from initial report through to completion.
· Liaise with tenants, landlords, contractors, and colleagues to provide regular updates.
· Prioritise emergency repairs and ensure urgent issues are dealt with promptly.
· Maintain accurate records of maintenance requests, invoices, quotations, and completed works.
· Ensure compliance with relevant health and safety legislation and property compliance requirements.
· Effectively coordinate and manage own workload to meet deadlines and priorities.
Skills and Experience
The ideal candidate will have:
· Previous experience in property management, lettings, and maintenance coordination, or a similar customer-focused role.
· Excellent organisational and time management skills.
· Strong communication skills, both written and verbal.
· The ability to remain calm under pressure and manage multiple priorities.
· Good problem-solving and decision-making abilities.
· Competent IT skills.
· A professional, positive, and customer-focused approach.
· Knowledge of landlord and tenant legislation and property compliance requirements is desirable but not essential.
