An insight to the role:
The role of Maintenance Operative will be to deliver a responsive, efficient, high quality and customer focused maintenance service, to ensure communal facilities across the Green Quarter Estate are reliable, safe, and in good repair.
This is a customer facing role and so you should be able to show that you have excellent communication skills and the ability to manage a busy workload, while working collaboratively with a close-knit operational team. You must have the ability to think on your feet and take responsibility and ownership for your workload.
Key Requirements:
· Experience of painting/decorating
· General maintenance experience, ideally including carpentry and/or electrical
· Experience working of working as part of a multi-disciplinary team
Essential Job Functions:
· Carry out scheduled maintenance tasks as required and instructed by the Property Manager
· Carry out ad-hoc maintenance tasks as found after initial walk-around of the development in conjunction with daily duties.
· Change light bulbs within the corridors and communal areas of the residential blocks, reporting to the property manager where light fittings need to be replaced.
· Painting and redecorating of communal areas within the development as per the planned schedule of works.
· Adjustments and repairs to communal doors and door closers.
· Control and responsibility of all maintenance materials and equipment.
· Reordering materials as required and keeping control of stock levels.
· Report any damage to internal/external areas within the development to the building managers.
· Be responsible for the upkeep of maintenance equipment and to report any defects or damaged to the property manager.
· Assist building managers in tasks required to ensure compliance for each of the individual buildings and estate.
· Assist with other manual tasks as required within the development, to support caretakers and building managers.
· Health & Safety - to immediately report any health and safety matters to the line manager.
Desirable Attributes:
· Previous experience working in a residential environment
· Previous experience of health and safety and compliance regimes
· Ability to work independently and as part of a team
· Friendly, approachable manner
