About the vacancy:
We’re looking for an experienced and driven Senior Asset Delivery Manager to lead the delivery of major investment programmes across our housing portfolio. Reporting to the Head of Asset Investment, you will oversee planned maintenance, capital works, regeneration, and improvement projects, ensuring they are delivered safely, on time, within budget, and to the highest quality standards.
Leading a team of asset professionals, you will play a key role in improving homes and communities, driving value for money, enhancing customer outcomes, and ensuring compliance with all relevant regulatory and building safety requirements. This is an exciting opportunity for a strategic leader with strong programme delivery, contract management, and stakeholder engagement experience to make a lasting impact on residents and neighbourhoods.

Specifically, in the role you will:
Investment Programme Delivery

Lead the end-to-end delivery of planned maintenance and capital investment programmes across the housing stock, including kitchens, bathrooms, roofs, windows, energy improvements, component replacement, refurbishment, regeneration, and other improvement works.
- Manage multiple investment workstreams, ensuring effective programme planning, prioritisation, phasing, resource allocation, risk management, and delivery against agreed milestones.
- Ensure programmes and projects are appropriately scoped, planned, costed, and delivered in accordance with organisational priorities, customer expectations, and regulatory requirements.
- Provide leadership across a diverse portfolio of projects focused on the improvement, renovation, repair, repurposing, and conversion of homes.
Leadership and Team Management

Lead, manage, coach, and develop Asset Delivery Managers, surveyors, and technical teams to ensure effective delivery and consistent professional standards.
- Establish a high-performing, customer-focused culture that promotes accountability, collaboration, innovation, and continuous improvement.
- Provide clear direction, performance management, training, support, and development opportunities to colleagues.
- Ensure resident engagement and customer commitments are central to investment planning and delivery.
Financial, Commercial and Contract Management

Maintain accountability for significant capital and revenue investment budgets, including financial planning, forecasting, monitoring, cost control, and management of financial risks.
- Ensure investment programmes deliver value for money through effective procurement, commercial management, cost analysis, value engineering, and benefits realisation.
- Support the development of external funding opportunities and ensure investment decisions align with organisational priorities.
- Provide strategic oversight of contractor and supply chain performance, ensuring delivery against contractual obligations, KPIs, service standards, and agreed outcomes.
- Lead contractor performance reviews, manage risks and variations, resolve performance issues, and drive continuous improvement.
Compliance, Safety, Quality and Assurance

Ensure all investment programmes comply with statutory, regulatory, and organisational requirements, including Building Safety legislation, CDM Regulations, fire safety requirements, health and safety obligations, and relevant housing standards.
- Establish effective governance, assurance, and risk management arrangements to identify, monitor, and mitigate programme risks, issues, and dependencies.
- Maintain robust quality assurance frameworks covering specifications, workmanship, inspections, handovers, defect management, and customer outcomes.
- Provide technical leadership and guidance to ensure consistency in project scoping, specifications, surveying, inspections, and delivery standards.
- Promote safe working practices for employees, contractors, residents, and stakeholders in line with organisational health and safety policies.
Customer Focus and Service Improvement

Ensure effective communication with residents, leaseholders, private occupants, and stakeholders throughout investment programmes.
- Ensure complaints, queries, and customer feedback are managed effectively in accordance with organisational policies and used to improve services.
- Drive service improvements through technology, innovation, and improved ways of working to enhance customer experience and efficiency.
- Develop collaborative working relationships across the organisation to support a one-team approach to service delivery.
Strategic Contribution and Reporting

Support the Head of Asset Investment in delivering the organisation’s Corporate Strategy, Asset Management Strategy, and operational objectives.
- Work with the Property and Place Leadership Team and other senior managers to develop, monitor, and evaluate investment programmes and performance.
- Provide reports, performance information, data analysis, and business intelligence to support effective decision-making and governance.
- Provide expert professional and technical advice, guidance, and practical solutions to complex asset-related issues.
