Role Purpose
To provide a safe, responsive, planned and value-conscious maintenance service across YMCA Brunel Group, supporting the organisation to maintain buildings that are safe, compliant, welcoming and operationally effective for residents, young people, children, guests, staff, volunteers and visitors.
The Senior Maintenance Worker is expected to combine practical maintenance capability with senior operational judgement. The role holder plans and prioritises work within agreed parameters, maintains accurate records, identifies and escalates risk, supports consistent standards across sites, coordinates appropriately with contractors and site teams, and contributes to the continuous improvement of maintenance systems and ways of working.
The role operates across a varied estate, including supported accommodation, youth and community services, nursery settings, commercial hostel operations and central/administrative premises. The post holder must therefore understand that operational priorities, safeguarding considerations and service impacts differ by setting.
Role Context
The Senior Maintenance Worker is a senior operational and technical role supporting the safe, compliant and effective operation of YMCA Brunel Group’s diverse property portfolio.
The postholder is expected to work with a high degree of practical independence, taking ownership of maintenance priorities and making appropriate decisions within their competence and delegated authority, while recognising when escalation or specialist intervention is required.
The role demonstrates leadership through technical judgement, professional standards, accountability and positive influence. It works collaboratively with site teams, Facilities & Compliance colleagues and contractors to support service continuity, value for money and continuous improvement.
Terms of Employment
Contract: Permanent
Salary: £27,183 per hour
Responsible to: Head of Facilities & Compliance but operational direction to come from Maintenance Coordinator and/or relevant site manager for agreed local priorities
Working hours:
37.5 hours per week, Monday – Friday, including bank holidays
Annual Leave: 5 weeks plus any worked bank holidays, pro rata

Core Responsibilities
1. Maintain Delivery and Operational Control
· Deliver planned, preventative and reactive maintenance tasks across designated sites to an appropriate and consistent standard.
· Assess maintenance requests, determine an appropriate response within own competence and prioritise work according to safety, service impact, urgency and agreed organisational priorities.
· Complete tasks within agreed timescales and actively minimise disruption, room/unit downtime, void periods and loss of operational capacity.
· Identify emerging defects during site visits and either resolve them within authority or record and escalate them for allocation.
· Carry out basic grounds, external-area and caretaking duties where required.
· Leave work areas safe, secure, clean and suitable for continued operational use.
Expectation: Take ownership of maintenance tasks, prioritising work according to safety, urgency and operational impact.
2. Health, Safety, Compliance and Safeguarding
· Work in accordance with YMCA Brunel Group policies, risk assessments, safe systems of work, statutory requirements and relevant technical guidance.
· Identify hazards and compliance concerns, make areas safe where it is competent and reasonable to do so, and escalate matters promptly where further action is required.
· Do not undertake specialist, regulated or higher-risk work beyond competence, qualification or organisational authorisation.
· Complete required inspections and checks accurately and on time, retaining auditable records.
· Maintain professional boundaries and follow safeguarding procedures when working in services used by children, young people, vulnerable adults or residents.
· Understand that urgent safety and safeguarding concerns take precedence over routine maintenance activity.
Expectation: Work safely and within competence, identifying, addressing and escalating risks appropriately.
3. Planning, Prioritisation and Record Keeping
· Maintain the maintenance management/logging system daily so that work status, actions, outstanding requirements, materials and relevant risks are visible and auditable.
· Plan own workload within agreed priorities and communicate early where competing demands, access restrictions, resource constraints or delays affect delivery.
· Estimate time, materials and practical requirements before commencing work wherever possible.
· Support weekly, monthly and annual planned-maintenance schedules and routine inspection programmes.
· Provide clear handovers and updates so that site managers and the Facilities & Compliance function understand progress, operational impact and next actions.
Expectation: Plan work effectively and maintain accurate, timely records of activity, risks and outstanding actions.
4. Resources, Value and Commercial Awareness
· Seek best value when identifying materials and supplies, following procurement and authorisation requirements.
· Recognise the operational and financial impact of maintenance decisions, including room or unit downtime, contractor call-outs, repeat repairs, travel and avoidable disruption.
· Where safe and appropriate, prioritise solutions that restore operational capacity quickly while ensuring that temporary fixes are recorded and permanent action is scheduled.
· Raise foreseeable cost pressures or significant repair requirements before commitments are made.
Expectation: Use time, materials and resources responsibly, considering value for money and the operational impact of decisions.
5. Contractors and Cross-Site Working
· Liaise professionally with approved contractors and suppliers within delegated authority.
· Provide contractors with accurate site information and coordinate access with relevant operational teams.
· Observe and report concerns about contractor quality, conduct, safety or delivery; do not accept substandard work simply to close a task.
· Support assessment of completed works where this falls within the post holder’s competence, referring specialist or contractual decisions to the appropriate manager.
· Build effective working relationships across Housing, Youth & Community, Nursery, Commercial and central functions while respecting each service’s operational accountability.
Expectation: Work collaboratively across services and with contractors, maintaining clear communication, professional standards and appropriate escalation.
6. Senior Role Contribution and Continuous Improvement
· Model reliable, professional and solution-focused behaviour and set an appropriate practical standard for maintenance delivery.
· Support and mentor less experienced colleagues where requested, sharing safe working practices and practical knowledge.
· Identify recurring faults, inefficient processes and preventable maintenance demand, and propose practical improvements.
· Contribute to reviews of maintenance procedures, asset information, inspection routines and safe systems of work.
· Reflect on own performance, participate constructively in supervision/appraisal and maintain required training and professional knowledge.
Expectation: Demonstrate senior-level ownership and technical judgement, supporting colleagues and identifying opportunities to improve maintenance delivery.
The duties and responsibilities in this job are not restrictive and the post holder may be required to on occasion undertake other duties. This will not substantially change the nature of the post.
