The role
We are looking for an experienced Fire Risk Assessor to join Red Rock Estate & Property Management and help lead the delivery of fire and safety services across our managed residential portfolio.
This is not simply a role for someone who can complete assessments and produce reports.
We need someone with sound technical judgement, strong professional standards and the confidence to challenge poor evidence, weak reporting and unresolved risk.
You will carry out fire risk assessments across a varied portfolio of residential and mixed-use buildings, review the work of others, audit property files and help strengthen the quality of fire and health and safety reporting across the wider business.
The role offers a high degree of autonomy.
You will work directly with clients, contractors, property managers and senior leadership, and will be trusted to provide clear, practical advice that helps people make good decisions and complete the right work.
Key responsibilities
You will be responsible for:
- Carrying out suitable and sufficient fire risk assessments across a range of residential and mixed-use properties.
- Inspecting communal areas, means of escape, fire doors, compartmentation, detection and alarm systems, emergency lighting, signage, smoke control and other relevant fire safety measures.
- Reviewing previous assessments, fire strategies, maintenance records, certificates, contractor reports and other supporting evidence.
- Accurately recording site information, photographs, findings and inspection limitations.
- Producing clear, detailed and proportionate fire risk assessment reports.
- Prioritising recommendations according to the level of risk and setting realistic timescales for action.
- Ensuring assessments and reports reflect current legislation, recognised guidance and company standards.
- Reviewing your own work and the reports completed by other assessors to ensure accuracy, consistency and quality.
- Carrying out structured file audits across the managed portfolio.
- Reviewing relevant health and safety reports prepared by other members of the team.
- Checking whether recommendations are properly supported by evidence and whether completed actions have genuinely resolved the identified risk.
- Identifying missing information, weak audit trails, poor-quality evidence and matters requiring further investigation.
- Escalating serious or specialist issues where they fall outside your own area of competence.
- Providing technical guidance and support to colleagues, trainee assessors and property managers.
- Supporting the development of clear internal standards and continuous improvement across the fire and safety function.
- Liaising professionally with clients, residents, contractors, consultants and other stakeholders.
- Monitoring the technical quality and performance of contractors where required.
- Delivering fire awareness training and practical guidance to colleagues.
- Preparing quotations and supporting the delivery of work in a commercially responsible way.
- Managing your own workload, appointments, travel and reporting deadlines.
- Identifying opportunities to strengthen or expand the services provided to existing clients.
Essential qualifications
Applications will only be considered from candidates who hold both of the following:
- Current IFSM National Fire Risk Assessors Register registration at Intermediate Level — Tier 2 or above.
- ABBE Level 3 Award in Fire Door Inspection.
Candidates must also have:
- At least three years’ practical experience undertaking fire risk assessments.
- Demonstrable experience assessing purpose-built residential blocks and mixed-use developments.
- Strong knowledge of current fire safety legislation and recognised assessment methodologies.
- A good working understanding of construction, building safety and the risks associated with residential property.
- Experience producing detailed, evidence-based technical reports.
- The ability to review and challenge reports written by other people.
- Strong written and verbal communication skills.
- The confidence to explain technical matters clearly to non-technical colleagues and clients.
- Good professional judgement and the discipline to work within the limits of your competence.
- Strong attention to detail and accurate record keeping.
- The ability to manage several inspections, reports and follow-up actions at the same time.
- Competence using Microsoft Office and digital inspection or compliance systems.
- A full UK driving licence.
- Regular access to a suitable vehicle for business travel.
- The unrestricted right to work in the United Kingdom.

Additional experience that would be valuable
We would be particularly interested in candidates with experience of:
- Purpose-built residential blocks.
- Mixed-use developments.
- Auditing fire risk assessments or health and safety files.
- Reviewing contractor reports and remedial evidence.
- Fire door inspection.
- Passive fire protection and compartmentation.
- Supporting trainee or less experienced assessors.
- Delivering fire awareness training.
- Working directly with property managers, residents and client boards.
- Helping improve internal procedures and technical standards.
- Monitoring compliance actions through to completion.
- Reviewing the work of external consultants and contractors.
The person
You will be methodical, practical and professionally confident.
You will know the difference between identifying a defect and properly assessing the risk it creates.
You will not produce generic recommendations simply because they are easy to write.
You will be comfortable asking difficult questions, challenging weak evidence and making it clear when further specialist input is required.
You will also understand that a good report is only useful when people can understand it and act on it.

Location and travel
The role is primarily field-based across London and the South East.
Frequent travel will be required, with home and office working available between site visits.
