We are looking for an experienced Working Site Manager to deliver a confirmed pipeline of company-owned residential refurbishment and development projects in Bristol.
We acquire, develop and operate our own buildings rather than working as a contractor for external clients. The successful candidate will generally take responsibility for one development at a time, deliver it through to completion and then move onto the next.
The initial programme includes the complete renovation of four flats, followed by the construction of 12 studio apartments within an existing building, with further confirmed developments to follow.
We are looking for someone who combines the practical knowledge of an experienced tradesperson, the leadership of a strong Site Manager and the commercial awareness to deliver projects efficiently and cost-effectively.
The Role
You will take day-to-day responsibility for delivering each development, including:
- Programming works and keeping the project moving
- Managing directly employed trades and subcontractors
- Organising labour, materials, plant and deliveries
- Preparing scopes of work and obtaining competitive quotations
- Comparing quotations, negotiating prices and appointing trades
- Coordinating procurement and managing lead times
- Monitoring labour, material and subcontractor costs
- Reading drawings and coordinating with consultants
- Maintaining high standards of workmanship and finish
- Managing site logistics, records and health & safety
- Identifying problems early and finding practical solutions
- Reporting clearly on progress, costs and upcoming decisions
- Getting on the tools when required to solve problems or keep the project moving
A strong existing network of reliable trades and subcontractors in Bristol and the surrounding area is essential. We want somebody who knows the local construction market and already has relationships with good trades they can bring onto projects when required.
Support, Commercial & IT Capability
You will be supported by an experienced administration team who can place orders and process purchases, together with a highly skilled interior designer who will specify finishes, fixtures and fittings and identify where they should be sourced.
Your responsibility is to stay ahead of the programme, ensuring trades, information and materials are organised before they are needed.
You must be commercially capable and comfortable obtaining quotations, negotiating with subcontractors and suppliers, understanding costs and making sensible purchasing decisions.
Excellent IT and spreadsheet skills are essential. You should be highly competent with Excel / Google Sheets and comfortable using digital project-management systems, cloud-based files and electronic drawings.
You should be capable of taking several subcontractor quotations, comparing costs and scopes in a spreadsheet, identifying omissions, negotiating prices and making a clear recommendation.

- Full UK driving licence
Experience delivering flat refurbishments, HMOs, apartment conversions, hotels or similar projects within existing buildings would be particularly relevant.
