Job Title: Rural Sales Negotiator
Department: Agency – based Cumbria
Reporting to: Head of Agency
Main purpose: To facilitate the sale of properties by liaising between buyers and sellers, negotiating offers, and managing the sales process whilst displaying a strong focus on exceptional client service. The role will also be responsible for generating leads, securing market appraisals and sales instructions.
Key Responsibilities:
- Optimising every opportunity to generate leads, secure market appraisals and sales instructions.
- Arrange and conduct viewings of properties, guide potential buyers around the property, answer any questions or queries from potential purchasers, gather feedback, set and manage closing dates.
- Actively negotiate offers between buyers and sellers to reach mutually agreeable terms.
- Act as the main point of contact for sellers and buyers, keeping them updated on progress of sale and addressing concerns. Deliver a first-class service and building good business relationships. Being a point of contact for ongoing client care.
- Oversee the marketing of properties including liaising with suppliers, book advertisements, brochure production, promotional information, photos, for sale boards, website, social media content, PR etc. Produce reports and other written material.
- Manage the sales process – timetable/timeline for each property.
- Provide content for the social media profile of the department.
- Maintain an awareness of properties for sale and trends in the local property markets in which we operate.
- Conduct market research and assess property values for strategic pricing recommendations.
- Proactively use sales database (Reapit) to drive sales performance. Follow sales through to exchange then completion using Reapit system to produce standard letters and keep records up to date. Liaise with clients and other members of the agency team, providing progress reports as required. Ensure system is updated daily including the recording of calls and visits.
- Record accurate and detailed client information to build a database of future potential sellers and buyers.
- Upload and management of properties on inhouse/external databases and websites.
- Coordinate meetings, sales stats/KPIs and reports for the department/office.
- Create and format letters of engagement, reports, appraisals tenders, general correspondence and undertake general administrative tasks including opening files and maintaining SharePoint.
- Understand and follow company policy, processes and procedures for raising fees, creating client files and recording time and process for outlays/disbursements.
- Raise and send out marketing and sales fee invoices, dealing with queries.
- Set up, maintain and archive files ensuring compliance with opening and closing procedures, money laundering procedures, signed terms of business, agreements etc.
- Understand and follow company policy, processes and procedures for raising fees, creating client files and recording time and outlays.
- Understand and adhere to regulatory compliance requirements and ensure all necessary documentation relating to the sale and purchase of property is received and stored appropriately.
- Comply with requirements set out by RICS, GDPR, AML and all company policies and procedures including those set out in the QMS manual.
- Treat all information about the company and its clients and business as confidential.
- Maintain high standards of professional conduct.
- Attend internal and external training as and when required.
- Provide general support to the office when required.
Skills, Knowledge and Experience
- Experience of working in a similar role within an agency business.
- Sales experience essential.
- Client focused and comfortable in a client facing role.
- Strong service orientation – a ‘client first’ culture.
- Intermediate/advanced skills in Microsoft office including word, PowerPoint and excel.
- Full UK Driving Licence.
- Organised and able to prioritise workload in a fast-paced environment.
- Dependable with the ability to work under pressure – team can rely on job holder to produce work to deadlines.
- Excellent verbal and written communication skills with ability to adapt style as required.
- Displays initiative and is proactive.
- Numerate.
- Confidential and trustworthy.
- A self-starter, able to demonstrate high levels of initiative and motivation.
