A new luxury townhouse in Edinburgh City Centre is seeking an ambitious House Manager to lead its day-to-day operation and shape the guest experience from launch.
This is an intimate, design-led property with individually styled bedrooms and suites, luxury bathrooms, elegant public spaces, a private garden, orangery breakfast service, and a licensed bar. The experience is closer to a private residence than a hotel, with a strong focus on discretion, personal service, warmth and exceptional attention to detail.
The property will welcome discerning guests, who require complete privacy. The successful candidate must therefore understand the importance of confidentiality, quiet professionalism and service that feels highly personal without ever becoming intrusive.
We are looking for someone ready to step into a visible leadership role within a refined, high-touch hospitality environment. You may currently be working in guest relations, front office, concierge, duty management or assistant management within a luxury hotel, boutique property, private members’ club or similar setting.
The Role
Supported by a regional team and reporting directly to the Director of Operations, the House Manager will act as the face of the property, leading the team from the front and ensuring every guest experience feels personal, genuine, calm and beautifully managed.
You will oversee daily operations across guest services, housekeeping, breakfast, bar, room presentation, concierge support and property standards. This is a hands-on role requiring strong judgement, natural hospitality, commercial awareness and the ability to maintain luxury standards without making the experience feel formal or overworked.
Key Responsibilities
- Lead the day-to-day operation of the property.
- Deliver a highly personalised guest journey from arrival to departure.
- Act as lead host and main point of contact for guests.
- Coordinate concierge requests, restaurant bookings, transport, local experiences and VIP arrangements.
- Manage the needs of high-net-worth individuals, public figures and privacy-conscious guests with discretion and confidence.
- Maintain exceptional standards across bedrooms, bathrooms, public areas, garden and orangery spaces.
- Oversee outsourced housekeeping and carry out detailed room checks.
- Support the delivery of continental breakfast, bar service and in-room guest requests.
- Lead, train and motivate a small boutique hospitality team.
- Manage guest feedback, service recovery and online reputation.
- Support stock control, supplier coordination, maintenance reporting and operational administration.
- Ensure compliance with licensing, health and safety, security, confidentiality and company procedures.
- Work closely with ownership and the management company on standards, reporting and commercial performance.
About You
The ideal candidate will have experience in luxury four-star or five-star hospitality, with a background in front office, guest relations, concierge, duty management or assistant general management.

Experience in luxury boutique hotels, independent properties, lifestyle hospitality, private houses or the Edinburgh market would be advantageous. Knowledge of Mews PMS, premium drinks, whisky, wine or concierge networks would also be beneficial.
Pay: From £45,000.00 per year
