We are seeking a dependable, organised, and proactive Part-Time Property Manager to oversee a portfolio of student rental properties in South Manchester. This is a hands-on position that requires excellent communication skills, strong attention to detail, and a practical approach to managing student lettings. You will ensure that properties are well-maintained and tenants are supported throughout their tenancies.
Key Responsibilities:
- Conduct regular property inspections to ensure maintenance and cleanliness standards
- Take utility meter readings at designated intervals
- Act as the primary point of contact for tenants, addressing queries and ensuring a positive rental experience
- Respond to and manage maintenance requests, coordinating with contractors as needed
- Organise and conduct property viewings for prospective tenants
- Manage lettings administration, including tenancy agreements and compliance paperwork
- Carry out detailed move-in inventories and check-out inspections
- Perform end-of-tenancy surveys and organise any necessary cleaning or repair work
- Provide a monthly report to the company management on the status of properties, issues, and lettings progress
Requirements:
- Previous experience in property management or lettings (preferred)
- Excellent organisational and time-management skills
- Strong interpersonal and communication abilities
- Ability to work independently with a proactive and practical mindset
- Understanding of student lettings or HMO properties is an advantage
- Must hold a valid UK driving licence and have access to a vehicle
