A fantastic opportunity for an Assistant Block Manager in East London/Essex. We are currently looking for a Block Manager to join our busy block management department.
As a Assistant Block Manager you will be responsible for managing a well-maintained residential leasehold portfolio, taking full ownership of your sites while being supported by experienced colleagues.
Duties will include but not limited to:
- Managing a selected compact portfolio of residential blocks in accordance with current legislation and service levels as agreed with clients.
- Carrying out regular site inspections of developments and producing visual inspection reports, instructing contractors to undertake maintenance/repairs where necessary.
- Monitoring complex service charge budgets on a constant basis.
- Ensuring portfolio is up to date in terms of risk assessments (including Health & Safety, fire risk assessments, asbestos surveys).
- Supervising caretakers, on-site staff and contractors as appropriate, ensuring the proper day-to-day running of the buildings, grounds, plant and equipment.
- Dealing with insurance claims and associated works, liaising with loss adjusters and others accordingly.
- Dealing and responding to lessees and clients day-to-day enquiries via telephone, email and letter in a timely manner.
- Attending and chairing periodic evening residents AGMs/EGMs and directors meetings, producing and issuing minutes.
- Managing Section 20 consultations for major works, and liaising with surveyors where necessary.
- Managing obligations outlined within the lease and communicating with clients and lessees accordingly.
- Assisting senior management and accounts department with the preparation of year-end service charge budgets, and liaising with RMC/RTM Directors accordingly.
- Reviewing service contracts and if required tendering contracts for comparison purposes.
- Producing periodic newsletters and mail shots as and when required.
- Managing circa 130 units
- Reviewing and authorising payment of contractor invoices.
The right candidate ideally will possess the following:
- 1 Years experience within Block Management with knowledge of residential leasehold management
- IRPM qualified or working towards (preferred but not essential)
- Confident communicator with strong relationship management skills
- Organised, self-motivated, and team-focused
- Solid IT experience
- Ability to multi-task and possess strong prioritisation skills
- Comfortable working independently in a small but professional office environment
- A full UK driving licence
The hours will be:
Monday to Friday 9am – 5:30am
Salary range will be:
between £28,000 to £32,000pa
