Morpeth Mansions is a well-maintained 52-flat, period mansion block occupied largely by families in Westminster. We are looking for a Caretaker/Handyman (or woman) who takes pride in looking after our building and making sure it is kept safe, clean, tidy and well maintained for the benefit of residents.
This is a practical, hands-on role for someone who enjoys being busy, notices what needs doing and takes satisfaction from getting things done. You will not be expected to spend your working time monitoring CCTV from behind a desk; you will be expected to walk the estate, identify problems, resolve what you can yourself and organise contractors where specialist skills are required.
The successful candidate will be organised, reliable and efficient, with a practical approach and good attention to detail. You will be comfortable carrying out a wide variety of tasks, from checking the condition of the building and common areas to minor repairs, tidying, sweeping, changing light bulbs, clearing drains, cleaning carpets, touching up paintwork and helping ensure the estate remains in excellent condition.
You will be a team player who can build good relationships with residents, cleaners, contractors and board members. You will lead by example, working cooperatively with colleagues covering other shifts and helping maintain consistent standards across the estate.
The role requires someone who is approachable and courteous with residents, but also confident enough to deal fairly and firmly with situations where estate rules are not being followed. Residents will rely on you to investigate and resolve practical problems, including noise complaints, leaks, contractor issues and other day-to-day concerns.
Key responsibilities include:
· Maintaining a visible and helpful presence around the estate.
· Regularly inspecting communal areas and identifying issues before they become problems.
· Carrying out practical maintenance tasks where possible.
· Arranging and overseeing contractors when specialist work is required.
· Working with cleaners to ensure effort is directed where it is most needed.
· Keeping communal areas clean, tidy, safe and presentable.
· Managing supplies and helping minimise unnecessary expenditure.
· Assisting residents courteously and dealing fairly with complaints and concerns.
· Helping maintain good relationships between residents, staff and contractors.
· Ensuring estate rules are applied consistently and respectfully.

Previous experience in estate management, caretaking, facilities, maintenance, hospitality or a similar practical role would be an advantage, but attitude, reliability and a willingness to take ownership are equally important.
Pay: £30,000.00-£34,000.00 per year
