Hotel Maintenance ManagerJob Overview
We are looking for an experienced, practical and proactive Maintenance Manager to take responsibility for the day-to-day maintenance of our hotel.
This is a hands-on role. The successful candidate will be expected to personally carry out repairs and maintenance throughout the property, while also taking responsibility for organising planned maintenance, monitoring Health & Safety requirements, maintaining compliance records and coordinating specialist contractors where required.
You will work closely with the General Manager to ensure the hotel is safe, compliant, well maintained and presented to a good standard for our guests and employees.
We are looking for someone who can identify problems, prioritise them and get them resolved — whether that means fixing the issue personally or arranging the appropriate specialist contractor.
Key Responsibilities
- Carry out day-to-day repairs and maintenance throughout the hotel, including guest bedrooms, bathrooms, public areas, back-of-house areas and external areas.
- Undertake general maintenance work including basic plumbing, joinery, painting and decorating, minor electrical work and general repairs within your level of competence.
- Respond promptly to maintenance issues reported by guests and hotel departments.
- Regularly inspect bedrooms and public areas to proactively identify defects and maintenance requirements.
- Take ownership of maintenance issues and ensure they are followed through to completion.
- Plan and carry out preventive maintenance to reduce breakdowns and avoid recurring problems.
- Maintain an organised maintenance schedule and prioritise work according to operational and safety requirements.
- Support the General Manager with the hotel's Health & Safety and compliance requirements.
- Complete and record required routine safety and maintenance checks.
- Monitor areas including fire safety, emergency lighting, water hygiene/Legionella controls and other statutory maintenance requirements, where applicable and within the responsibilities of the role.
- Ensure maintenance and compliance records, certificates and service documentation are organised and kept up to date.
- Complete maintenance actions arising from Health & Safety inspections, risk assessments, audits and property inspections.
- Identify any serious Health & Safety concerns and report them immediately to hotel management.
- Coordinate specialist contractors for work that cannot or should not be completed internally.
- Meet contractors on site, explain required works and monitor completion.
- Obtain quotations for larger repairs and maintenance projects where required.
- Monitor the condition of hotel equipment, fixtures, fittings and building fabric.
- Maintain an appropriate stock of maintenance materials, tools and commonly required spare parts.
- Keep maintenance areas, workshops and plant rooms clean, organised and safe.
- Assist with refurbishment projects, room improvements and other property works as required.
- Work with other hotel departments to minimise disruption to guests while maintenance work is being carried out.
Requirements
- Previous hands-on experience in hotel maintenance, property maintenance, facilities maintenance or a similar role.
- Good practical maintenance skills and the ability to complete a wide range of general repairs.
- Experience with basic plumbing, joinery, decorating and general building maintenance.
- Basic electrical knowledge would be advantageous.
- Good understanding of Health & Safety in a workplace environment.
- Experience with hotel or commercial property compliance would be advantageous.
- Ability to diagnose problems and decide whether they can be repaired internally or require a specialist contractor.
- Good organisational skills and the ability to prioritise multiple maintenance issues.
- Ability to work independently and take ownership of the hotel's maintenance requirements.
- Good communication skills and the ability to work with hotel management, employees, guests and external contractors.
- Basic computer skills for maintaining records, schedules and documentation.
Relevant maintenance, electrical, plumbing, Health & Safety or facilities-management qualifications would be advantageous, although practical experience is equally important.
The Person We Are Looking For
This position would suit an experienced hotel maintenance professional, senior maintenance person or maintenance supervisor who is ready to take greater ownership of a property.
We need someone who is comfortable being hands-on and fixing problems themselves, but who also understands that a Maintenance Manager's responsibility goes beyond responding to individual repair jobs.
You will be expected to proactively look after the building, identify problems before they become bigger issues, keep on top of preventive maintenance and safety checks, and ensure that maintenance jobs are properly completed.
The objective is simple: keep the hotel safe, compliant, operational and well maintained.
Pay: £12.71-£13.00 per hour
