Castles Property Group is looking for a motivated and customer-focused Property Manager or Senior Property Manager to join our successful Bushey Heath office.
You'll be responsible for managing a diverse residential lettings portfolio, building strong relationships with landlords and tenants, and ensuring every tenancy is managed professionally, efficiently and in line with current legislation.

About the Role:
This is an excellent opportunity for an experienced property professional to join an established and growing lettings team.
Depending on your level of experience, you'll take responsibility for the day-to-day management of a residential lettings portfolio, from move-in through to move-out. You'll play a key role in ensuring compliance, resolving issues efficiently, developing client relationships and delivering an exceptional customer experience.
For the Senior Property Manager role, we are looking for someone who can demonstrate a higher level of experience and knowledge, take ownership of more complex matters and provide support and guidance to colleagues where required.
Key Responsibilities:
- Managing a residential lettings portfolio from move-in to move-out.
- Coordinating tenant onboarding and end-of-tenancy processes.
- Conducting tenancy reviews and negotiating tenancy agreements where appropriate.
- Managing maintenance issues and liaising effectively with landlords, tenants and contractors.
- Ensuring all properties and tenancies remain compliant with relevant legislation.
- Carrying out property inspections and managing associated legal and compliance requirements.
- Issuing Section Notices and managing tenancy deposit disputes.
- Resolving customer queries and complaints professionally and efficiently.
- Building and maintaining strong relationships with landlords and tenants.
- Working closely with colleagues across our sales and lettings teams.
- Identifying opportunities to generate new business across our network of nine offices.
- Supporting branch performance and contributing to the continued growth of the lettings department.
- For the Senior Property Manager role, taking ownership of more complex cases and supporting the wider property management team.
About You:
We're looking for someone who is professional, organised and genuinely passionate about delivering excellent customer service.
You should have:
- At least 1 years’ experience in residential property management; more extensive experience will be considered for the Senior Property Manager position.
- A strong understanding of residential lettings legislation and compliance.
- Experience issuing Section Notices and handling tenancy deposit disputes.
- Excellent communication and relationship-building skills.
- Strong organisational skills and the ability to prioritise a busy workload.
- The ability to remain calm and professional when dealing with challenging situations.
- A proactive, positive and solutions-focused approach.
- Good attention to detail and a commitment to getting things right.
- The ability to work independently while also contributing positively to a team.
- A full UK Driving Licence.

Experience with these systems would be beneficial but is not essential, as full training will be provided.
Salary & Benefits:
Property Manager: £28,000–£33,000 per year
Senior Property Manager: £33,000–£37,000 per year
