Reactive Maintenance & Grounds Operative
Location: Watford or Harrow, with travel to our sites based in London and Surrey.
Salary: £31,000–£35,000 per annum (depending on experience)
Hours: 40 hours per week, Monday to Friday, 8:00am –5:00pm
Work Pattern: Monday to Friday with overtime opportunities available

The Role
We are looking for an experienced and motivated Reactive Maintenance & Grounds Operative to join our Property Services team.
This is a varied, fast-paced role where no two days are the same. You will carry out responsive repairs, planned maintenance and grounds maintenance across our supported housing portfolio, ensuring our properties remain safe, compliant and well maintained for our tenants.
You will regularly engage with tenants, care providers and colleagues, providing a professional, courteous and customer-focused service while working independently across multiple locations.
This is an on-the-go role, meaning you will generally start and finish your day from home, travelling directly between properties using your allocated company van.
Key Responsibilities
You will undertake a wide variety of maintenance and repair tasks, including:
- General handyman and property maintenance duties
- Basic plumbing repairs
- Basic electrical repairs (within competency)
- Internal and external redecoration
- Basic carpentry
- Basic plastering and patch repairs
- Basic tiling and flooring repairs
- Grounds maintenance and external upkeep
- Removal of waste from properties and sites
- Diagnosing maintenance issues and carrying out effective repairs
- Completing jobs to a high standard, ensuring excellent attention to detail
- Providing outstanding customer service to tenants and care providers
- Maintaining accurate records using company systems
- Ensuring all work is carried out safely and in accordance with Health & Safety legislation, company policies and safe systems of work
- Maintaining company vehicles, tools and equipment in a clean, safe and serviceable condition
On-the-Go Working
This role is predominantly field based.
You will:
- Start and finish your working day from home where appropriate
- Travel throughout London, Surrey and surrounding areas
- Be responsible for a company van, tools and equipment
- Use a company phone to receive, manage and complete work orders
- Plan your day effectively whilst travelling between multiple properties
A willingness to travel and work flexibly across our portfolio is essential.
About You
We're looking for someone who is practical, organised and takes pride in delivering quality workmanship.
You will be confident working independently, solving problems using your own initiative and maintaining professionalism whilst working within tenants' homes.
As you'll be working within supported housing, you will also demonstrate patience, empathy and excellent communication skills when engaging with vulnerable adults, care providers and colleagues.
You should enjoy working as part of a wider team whilst being capable of managing your own workload and priorities.
Skills, Knowledge & Experience Essential:
- Previous experience in property repairs and maintenance
- Experience using a range of hand and power tools
- Ability to diagnose maintenance issues and carry out effective repairs
- Good general maintenance skills across multiple trades
- Excellent communication and customer service skills
- Ability to organise and prioritise your own workload
- Ability to work independently with minimal supervision
- Full UK driving licence
- Ability to drive a company van
- Good standard of spoken and written English
- Positive, proactive and reliable approach to work
Desirable:
- Level 2 NVQ (or equivalent) in Carpentry, Property Maintenance or a related construction trade
- Previous experience working within social housing or supported housing
- Experience working within occupied residential properties
- Basic knowledge of Health & Safety legislation relating to maintenance work
Working Hours
- Monday to Friday
- 8:00am – 5:00pm
- One-hour unpaid lunch break
- Flexibility may occasionally be required to meet the needs of the business
- Overtime available by prior agreement
