Job Title: Maintenance Operative
Responsible To: Deputy Manager / Registered Manager
Job Purpose
To ensure the care home is maintained in a safe, functional and well-presented condition, carrying out planned and reactive maintenance tasks and supporting the home’s compliance with health and safety, fire safety and statutory inspection requirements.
Key Responsibilities
1. General Maintenance & Repairs
- Carry out routine and reactive maintenance tasks throughout the home, including minor plumbing, joinery, painting and decorating, and general repairs
- Respond promptly to maintenance requests from staff and management, prioritising tasks appropriately
- Maintain the external areas of the home, including gardens, pathways, car parks and fencing
- Report any works beyond your competency to the Registered Manager and support the coordination of external contractors
2. Health & Safety Compliance
- Carry out regular health and safety checks of the premises, including fire safety equipment, emergency lighting, call systems and environmental safety
- Maintain accurate records of all checks, inspections, maintenance activities and repairs
- Ensure all work is carried out safely and in accordance with relevant legislation, risk assessments and company policies
- Support the home’s compliance with statutory inspections (e.g. gas safety, electrical testing, water hygiene / Legionella)
3. Fire Safety
- Support the Registered Manager in ensuring the home meets its fire safety obligations
- Carry out regular fire door checks and ensure fire exits are clear and unobstructed
- Test fire alarms, emergency lighting and call systems in line with the testing schedule
- Maintain fire safety records accurately and flag any concerns to management immediately
4. Contractors & External Works
- Liaise with and supervise external contractors attending the home, ensuring they sign in and adhere to the home’s policies and risk assessments
- Obtain quotes and seek approval for works as required by management
- Ensure all contractor work is completed safely and to the required standard
5. General
- Maintain an organised maintenance store and ensure equipment and tools are kept in good working order
- Assist with the receipt and movement of deliveries where required
- Support the home in maintaining a safe, clean and well-maintained environment for residents, staff and visitors

Person Specification
Experience
- Previous maintenance or facilities management experience, ideally in a care home, healthcare or similar regulated environment
- Experience carrying out a broad range of maintenance tasks
Knowledge
- Good working knowledge of health and safety legislation and safe working practices
- Awareness of fire safety, Legionella control and relevant statutory compliance requirements
- Basic understanding of COSHH
Skills
- Practical ability across a range of maintenance trades
- Good organisational skills and ability to prioritise effectively
- Ability to keep accurate records
Qualifications
- Relevant trade qualification(s) desirable
- Full UK driving licence desirable
