About the vacancy:
The Major Works Supervisor plays a key role in delivering major works programmes including kitchens, bathrooms, larger and structural repairs, external and groundworks, and specialist improvement schemes.
The role provides day to day supervision of inhouse trades colleagues and contractors, ensuring all works are planned, coordinated, delivered safely, to high technical standards, and in line with programme requirements. Ensuring the highest level of productivity levels are being met.
They support the Team Leader by monitoring progress, resolving operational issues on site, promoting safe working practices, and ensuring residents receive a positive experience throughout the works programme. Their focus is on achieving productivity, high-quality workmanship and consistent delivery across all major works streams, in line with Hedyn’s values and service expectations.
A Full UK Driving licence is essential to this role
Specifically, in the role you will:
Daily Supervision of Trades & Contractors

Provide on-site supervision of trades colleagues delivering major works.
- Coordinate daily tasks, allocate work orders and ensure operatives are fully briefed.
- Ensure contractors are working in line with specifications, method statements and safety requirements.
- Monitor productivity, attendance, conduct and performance, escalating concerns to the Team Leader.
- Provide guidance, coaching and structured on the job training opportunities through recognised apprenticeships, across a range of trade disciplines, supporting with professional development and ensuring high quality skills progression in line with service standards.
Delivery of Major Works Programmes

Ensure all works assigned are delivered to required timescales, specifications and quality standards.
- Support the Team Leader and Coordinator with programme scheduling by monitoring progress and identifying delays or access issues early.
- Carry out site readiness checks, verify materials availability and coordinate sequencing of trades.
- Maintain up to date workflow information in internal systems.
Quality Assurance & Technical Compliance

Undertake regular on‑site quality inspections and ensure workmanship meets Hedyn standards and industry best practice.
- Check that works comply with building regulations, CDM requirements, WHQS compliance, and Hedyn technical specifications.
- Identify defects and ensure timely rectification, liaising with trades and contractors as necessary.
- Support post inspection processes, audits and technical reviews
Health, Safety & Site Compliance

Ensure safe systems of work, RAMS and method statements are consistently followed by all operatives.
- Promote a strong health and safety culture, ensuring PPE compliance and safe working environments.
- Report incidents, near misses or hazards immediately and support investigations.
- Conduct site safety checks and ensure all documentation is maintained.
Customer Service & Resident Liaison

Provide clear, respectful communication with residents about the schedule and impact of works.
- Resolve operational issues or low level complaints on site, escalating complex matters to the Team Leader.
- Ensure homes are left clean, safe and secure at all stages of work.
Materials, Logistics & Site Coordination

Ensure trades have the correct materials, tools and equipment in place to complete works efficiently.
- Liaise with suppliers where required and monitor usage and wastage.
- Ensure appropriate site setup, welfare facilities and storage.
- Identify opportunities to reduce waste and improve operational efficiency.
Communication, Reporting & Record Keeping

Provide regular updates to the Team Leader on progress, risks, delays, quality issues and workforce performance.
- Ensure all records, photographs, notes and compliance documents are captured and uploaded accurately.
- Support case management, reporting and audit processes.
Continuous Improvement

Identify opportunities for better processes, improved productivity and enhanced resident experience.
- Encourage operatives to follow consistent working standards, sharing good practice.
- Suggest improvements to specifications, materials or methods to support better long term asset performance.
