Join a Property Management team where you can build a career, not just manage properties.
We’re looking for an experienced and driven Property Manager to join our growing Property Management team.
You’ll be joining a team of four Property Managers collectively responsible for approximately 750 fully managed properties, with a defined role and dedicated support from our pre-tenancy and credit control teams.
This is an opportunity to take ownership of your portfolio, build strong relationships with landlords and tenants, solve problems and deliver an exceptional Property Management service.
At RMJ, we believe Property Managers should be able to focus on what they do best — managing properties, solving problems and delivering great customer service.
If you’re organised, proactive, commercially aware and enjoy working in a fast-paced environment where no two days are the same, we’d love to hear from you.

The Role
As a Property Manager, you’ll be responsible for the ongoing management of your portfolio from move-in through to the end of the tenancy.
You’ll work closely with landlords, tenants, contractors and colleagues to ensure properties are well managed, compliant and that issues are dealt with efficiently.
Your core responsibilities will include:
Maintenance Management
You’ll manage maintenance issues from the initial enquiry through to completion and invoicing, ensuring problems are dealt with efficiently and customers are kept informed throughout.
This will include:
- Handling maintenance enquiries from tenants and landlords
- Diagnosing and prioritising maintenance issues
- Liaising with contractors and arranging works
- Obtaining quotes and securing appropriate approvals
- Monitoring works through to completion
- Keeping landlords and tenants updated
- Reviewing invoices and ensuring works are appropriately closed down
- Managing urgent and emergency maintenance situations
Property Visits & Inspections
You’ll review third-party Property Visit reports and use your judgement to determine what action, if any, is required.
This will include:
- Reviewing Property Visit reports
- Identifying potential maintenance or property condition concerns
- Providing clear recommendations to landlords
- Following up required actions
- Monitoring recurring issues
- Ensuring appropriate records and actions are maintained
Compliance
You’ll take ownership of compliance certification following move-in and ensure important deadlines are proactively managed.
This will include:
- Monitoring property compliance requirements
- Arranging and tracking certification
- Ensuring certificates remain up to date
- Liaising with contractors and landlords where action is required
- Identifying and escalating compliance risks
- Maintaining accurate records
End of Tenancy
You’ll manage the End of Tenancy process from start to finish, requiring excellent organisation, communication and negotiation skills.
This will include:
- Managing the End of Tenancy process
- Serving appropriate legal notices
- Coordinating the property through the end of the tenancy
- Reviewing checkout information
- Negotiating the return of deposits
- Managing disputes where required
- Liaising with landlords, tenants and relevant third parties
Court hearings and bailiff/eviction attendance form part of the role where required, but these situations are very occasional — typically around 1–2 cases per month across the wider team.
Customer Service
You’ll be a key point of contact for landlords, tenants, contractors and colleagues.
We’re looking for someone who can:
- Deal confidently with day-to-day enquiries
- Build strong landlord and tenant relationships
- Communicate clearly and professionally
- Take ownership of problems rather than passing them on
- Manage difficult conversations calmly
- Find practical solutions
- Deliver consistently high standards of customer service

We’re particularly interested in people who have:
- Previous experience within residential Property Management
- A strong understanding of the property management lifecycle
- Excellent organisational and time-management skills
- Strong written and verbal communication skills
- The ability to prioritise competing workloads
- Confidence dealing with landlords, tenants and contractors
- Good problem-solving and decision-making skills
- The ability to work independently while contributing to a wider team
- A proactive approach and strong attention to detail
- The resilience to work effectively in a busy environment
