Manhattan Loft Gardens | Stratford, East London
Lead one of London's most iconic residential destinations.
Manhattan Loft Gardens is more than a building—it's a vertical neighbourhood unlike anywhere else in London.
Rising 42 storeys above Stratford, our award-winning development brings together luxury residential apartments, a design-led hotel, award-winning restaurants and bars, co-working spaces, meeting facilities and spectacular rooftop gardens, creating a vibrant community where people choose to live, work and connect.
We're looking for an exceptional Estate Manager to lead the operational management of our residential estate and help shape the experience of everyone who calls Manhattan Loft Gardens home.
This is a senior role for someone who thrives on managing complex, high-profile developments, balancing operational excellence, regulatory compliance and outstanding resident experience.
The Role
Reporting to the Head of Residential, you will have overall responsibility for the operational performance of the residential estate, providing strategic leadership across:
- Maintenance
- Housekeeping
- Concierge
- Property Management
Rather than managing day-to-day tasks yourself, you'll lead through department managers, ensuring every function operates to the highest possible standards.
You'll oversee the safe, compliant and efficient operation of one of London's flagship mixed-use developments while protecting the long-term value of the estate and continuously improving how we operate.
What you'll be responsible for
You'll lead the overall operational strategy of the estate, including:
- Providing leadership to multidisciplinary operational teams and contractors.
- Ensuring full compliance with all statutory obligations, including the Building Safety Act 2022.
- Maintaining the Golden Thread of Information, Safety Case Report and Key Building Information.
- Overseeing planned preventative maintenance, engineering services and lifecycle projects.
- Driving building safety, health & safety and risk management across the estate.
- Managing annual operational budgets, procurement and supplier performance.
- Protecting and enhancing the presentation, safety and long-term value of the property.
- Leading resident engagement and delivering a hospitality-led customer experience.
- Building strong relationships with residents, leaseholders, owners, contractors and statutory authorities.
- Reporting operational performance, risks and strategic priorities to senior leadership and the Board.
About You
We're looking for a confident operational leader with the credibility to manage a prestigious residential development.
You'll ideally bring:
- Significant senior estate or facilities management experience within a residential or mixed-use development.
- Proven experience leading multidisciplinary operational teams through departmental managers.
- Strong knowledge of the Building Safety Act 2022 and higher-risk residential buildings.
- Excellent understanding of statutory compliance, health & safety and building operations.
- Experience managing operational budgets, procurement and contractor performance.
- IOSH or NEBOSH qualification (or equivalent).
- Outstanding communication and stakeholder management skills.
- A proactive mindset focused on continuous improvement, resident satisfaction and operational excellence.
Why Manhattan Loft Gardens?
