Next Big Thing Developments is part of a growing group of companies with interests in the self-storage market, alongside residential and commercial property management.
We're looking for a Sales and Marketing Manager to play a central role in driving growth across our self-storage sites and property portfolio — combining hands-on sales with day-to-day marketing activity.
This is a varied role at the heart of the business, ideal for someone who thrives on variety, enjoys talking to customers and is comfortable getting involved in everything from sales calls to social media as well as the administration that goes with the role.
Responsibilities
- Own and manage new and existing customer enquiries across our self-storage and property services, converting enquiries into to achieve revenue targets
- Build a pipeline of new customers by following up proactively on telephone, website, and social media enquiries
- Deliver a first-class customer experience by phone, in person and by email, from first enquiry through to move-in and beyond
- Demonstrate products and services effectively for each customer's needs
- Negotiate deals and handle contracts.
- Manage and maintain the company's social media accounts, helping to build brand awareness and generate leads
- Support digital marketing activity, including Google Ads campaigns.
- Work collaboratively with the wider team to maximise revenue and maintain excellent site standards
- Assist with general day-to-day administration, reporting and other duties as required
- Be reliable and hands-on, playing a key role within a small, close-knit team
Qualifications
- Well-established sales skills and experience dealing with customers over the telephone and face to face
- Passionate about sales, marketing and delivering excellent customer service
- Excellent communicator, able to engage clearly with a diverse customer base
- New business development skills, with the drive to build relationships and rapport from first contact
- Confident managing social media accounts and comfortable with digital marketing tools
- Strong negotiation and influencing skills
- Excellent organisational skills, able to multitask and work under pressure
- High level of integrity, accountability, and initiative
- Able to work independently and as part of a team

Key Requirements
- Essential: Proven sales and marketing experience, demonstrable at interview
- Accurate administration skills
- Effective written and verbal communication skills, with strong numerical skills
- Confident with IT, with the ability to quickly learn our customer management software
- A genuine team player with a flexible, dependable approach to work
- Able to work outside regular office hours in order to achieve sales targets as required, although this would usually be remote working, responding to incoming phone and online enquiries.
- Able to pass a pre-employment background check
- Full clean driving licence and own transport, with the ability to travel between local sites as required
Desirable (not essential):
- Experience in the self-storage market
- Experience in residential and commercial lettings
- Experience managing business social media accounts
- Google Ads marketing experience

- Competitive base salary of £30,000 per year with the ability to earn an additional £6,000 through meeting sales targets.
