PROPERTY MANAGER/MAINTENANCE COORDINATOR
£28-£32K
MON - FRI
**Some Saturday work would be occasionally required but the hours are flexible and negotiable**

Job Purpose Summary:
To work within the maintenance team coordinating the vacating tenants’ checkouts, organising contractors, managing reactive and pre planned maintenance works.
Key Responsibilities:
1. Liaising with tenants, landlords,Maintenance Team and external contractors.
2. Managing busy work load to ensure properties are ready for tenants to move in within the time frame. This involves coordinating checkouts when tenants vacate
3. Managing maintenance issues reported through the tenant reporting system – Fixflo.
4. Instructing contractors when required ensuring they have a full report on the issues they are attending to and have details for accessing the property.
5. Ensuring work boards and reporting paperwork up to date.
6. Update management systems accordingly with any relevant Health and Safety Checks/Legislation e.g. Keeping gas safety records up to date
7. Managing work orders sent for completion to Maintenance, ensuring landlords have given approval for the works and liaising with the accounts team to ensure that work orders have been processed correctly.
8. Visiting and inspecting properties when required this includes completing checkouts, void checks and property inspections.
9. Liaising with tenants and landlords regarding their deposit refunds

- Arrange maintenance quotes and repairs
- Book end of tenancy checkouts
- Deal with deposits and allocation at end of tenancy
- Liaise with landlords and tenants
- Deal with customer complaints
- Manage diary appointments
- Deal with renewals, gas safeties and inspections
The skills and experience required for the role of Property Manager include:
- Excellent IT skills
- Excellent communication skills
- Good time management and strong organisational skills
- Knowledge of current legislation
- Able to work to deadlines
- Must hold a full UK driving licence.
