About the Role:
Herso Construction and Property Services delivers commercial, construction, and property projects with a focus on cost control, contract performance, and sustainable business growth.
We are looking for a Commercial Manager who can take ownership of commercial performance across projects and operational workstreams. You will work closely with project teams, finance, procurement, clients, suppliers, and contractors to protect margins, manage contractual obligations, and support profitable delivery.
This role is suited to someone who combines strong commercial judgement with practical project knowledge. You will be expected to understand costs, contracts, risks, and negotiations while helping teams make commercially sound decisions throughout the project lifecycle.

Key Responsibilities:
Commercial Management:
Oversee commercial performance across assigned projects and ensure financial and contractual objectives are achieved.
Contract Management:
Review, manage, and monitor contracts, variations, commercial terms, and contractual obligations throughout the project lifecycle.
Cost Control:
Monitor project costs, forecasts, commitments, and financial performance to identify risks and protect margins.
Budget Management:
Support project budgeting, cash flow planning, cost forecasting, and financial reporting.
Supplier Management:
Work with suppliers, subcontractors, and service providers to negotiate commercial terms and maintain effective working relationships.
Change Management:
Assess variations, claims, scope changes, and commercial impacts and ensure appropriate documentation and approvals are maintained.
Risk Management:
Identify commercial and contractual risks and develop practical mitigation strategies.
Negotiation:
Lead or support negotiations relating to contracts, pricing, supplier terms, variations, and commercial settlements.
Performance Reporting:
Prepare regular commercial reports, forecasts, cost summaries, and recommendations for management.
Stakeholder Management:
Build strong relationships with clients, project teams, contractors, suppliers, and internal departments.
Team Coordination:
Support commercial and project staff, provide guidance on contractual matters, and promote consistent commercial standards.
What We Are Looking For:
Experience:
At least 5 years of experience in commercial management, construction commercial operations, quantity surveying, contract management, or a related field.
Commercial Knowledge:
Strong understanding of project costs, contracts, procurement, financial performance, and commercial risk.
Contract Experience:
Experience reviewing and managing contractual terms, variations, claims, and supplier agreements.
Financial Skills:
Confident working with budgets, forecasts, cost reports, margins, and commercial performance information.
Negotiation:
Strong negotiation skills with the ability to achieve balanced and commercially effective outcomes.
Leadership:
Experience supporting project teams and providing clear commercial guidance across multiple workstreams.
Organisation:
Excellent planning and prioritisation skills with the ability to manage multiple projects, deadlines, and commercial issues.
Stakeholder Skills:
Able to communicate effectively with clients, contractors, suppliers, finance teams, and project stakeholders.
Communication:
Strong written and verbal English communication skills with the ability to explain commercial and contractual matters clearly.
Mindset:
You are commercially focused, organised, analytical, and confident in your judgement. You know when to challenge costs, when to negotiate, and when to make timely decisions to protect project performance and business value.
Pay: £4,500.00-£5,400.00 per month
