The opportunity
We are seeking a dependable, practical Caretaker to look after five residential sites comprising approximately 100 flats across Berkshire. This is a genuinely hands-on caretaker and handyman role, combining day-to-day repairs and minor maintenance with grounds care, bin-store management, communal cleanliness, routine checks, contractor access and helpful resident contact.
Key responsibilities
- Plan and complete regular inspections across all five sites, covering communal areas, entrances, grounds, lighting, plant areas and other agreed building areas.
- Identify maintenance, cleaning, safety and presentation issues early, resolve straightforward problems promptly and escalate specialist work with clear details.
- Carry out a substantial range of handyman and minor maintenance work within competence, including basic plumbing repairs, carpentry, locks and ironmongery, fixture and fitting replacements, patch repairs, decorating and general adjustments.
- Keep bin stores and refuse areas clean, orderly and safe; manage bin movements, recycling presentation and bulky-waste reporting in line with local arrangements.
- Maintain high standards of general cleanliness across communal areas, entrances and external spaces, dealing with litter, spillages and urgent cleaning needs and monitoring contract cleaners where applicable.
- Provide access for authorised contractors, maintain key and access records, explain site requirements and check that completed work is safe, tidy and satisfactory.
- Complete routine building checks and tests only where trained and authorised, maintaining accurate records and escalating defects without delay.
- Look after grounds and external areas through litter picking, sweeping, leaf clearance, light gardening, basic grounds upkeep, gritting and other seasonal tasks.
- Respond courteously to residents, take ownership of practical site issues and pass property-management or tenancy matters to the relevant colleague.
- Work safely at all times, using tools and materials correctly and following fire, lone-working, manual-handling, COSHH, key-control and incident-reporting procedures.
- Maintain clear job records, photographs where useful, materials and stock records, and hand over outstanding actions to the Property Manager or cover colleague.
What good performance looks like
- All five sites are consistently clean, safe, welcoming and visibly cared for.
- Repairs are completed promptly and durably, with specialist defects identified and reported early using useful information and photographs.
- Grounds, bin stores, communal areas and routine checks are maintained to a consistently high standard across the portfolio.
- Residents, contractors and colleagues experience a reliable, organised and professional multi-site service.
About you
Essential
- Strong practical experience in caretaking, handyman work, property maintenance, facilities or a similar hands-on role.
- Broad practical ability across minor repairs, decorating, basic plumbing, carpentry, fixtures and fittings, with sound judgement about when specialist support is needed.
- Strong reliability, punctuality and organisation, with the ability to prioritise work across five sites and approximately 100 flats.
- Friendly and professional communication with residents, contractors and colleagues.
- Ability to maintain accurate job records, checklists, stock records and incident logs.
- Good awareness of health and safety, safe tool use and working in occupied residential environments.
- Ability to undertake the genuine physical activities of maintenance, grounds and caretaking work, with reasonable adjustments where required.
- A full UK driving licence and the ability to drive regularly between all five sites.
Desirable
Experience maintaining apartment buildings, residential developments or a multi-site managed estate.
A relevant trade, maintenance or facilities qualification, plus training in first aid, fire awareness, COSHH or manual handling.
Pay: £30,000.00-£36,000.00 per year
