SELF-EMPLOYED PUB MANAGER / OPERATOR
Live-In Position | Percentage of Net Sales | Manager’s Accommodation Included
We are looking for an experienced, driven and commercially minded Self-Employed Pub Manager / Operator to take full responsibility for the day-to-day running of one of our pubs.
This is an excellent opportunity for someone who wants the freedom to run a pub as their own business without the significant financial investment and overheads normally associated with taking on a pub.
The successful operator will receive an agreed percentage of the pub’s net sales, giving you the opportunity to directly benefit from growing the business.
THE DEAL
You will operate the pub on a self-employed basis and receive:
- An agreed percentage of net sales – percentage to be agreed
- Live-in manager’s accommodation included
- Stock supplied and paid for by us
- Gas and electricity covered by us
- Water and normal business utility costs covered
- Building and property costs covered by us
- Business-related bills covered subject to the operating agreement
- The opportunity to operate an established pub without having to fund the stock or major overheads yourself
YOU WILL BE RESPONSIBLE FOR:
- Paying and managing your own team/staff
- Recruiting the team required to successfully operate the pub
- Paying the Council Tax relating to the manager’s accommodation
- Your own tax, National Insurance and other liabilities arising from being self-employed
- Managing the business effectively within the agreed operating terms
YOUR ROLE
As the Self-Employed Pub Manager / Operator, you will have responsibility for the day-to-day operation and performance of the pub.
You will be expected to treat the venue as if it were your own business, taking ownership of sales, standards, staffing, customer service and the overall performance of the site.
Your responsibilities will include:
- Managing the pub on a day-to-day basis
- Recruiting, training, motivating and managing your team
- Creating staff rotas and ensuring appropriate staffing levels
- Managing your own team payroll and employment costs
- Driving sales and increasing weekly turnover
- Delivering excellent customer service
- Maintaining excellent standards throughout the venue
- Managing opening and closing procedures
- Cash handling and banking procedures
- Stock control, ordering and stock management
- Minimising stock losses and wastage
- Ensuring correct till and cash procedures are followed
- Developing events, entertainment and promotions to increase footfall
- Building relationships with the local community
- Promoting the pub locally and through social media
- Handling customer enquiries and complaints professionally
- Maintaining licensing standards and operating within the premises licence
- Ensuring age-verification procedures are followed
- Maintaining high standards of health & safety, cleanliness and compliance
- Working closely with the company to maximise the performance and profitability of the venue
WHAT WE ARE LOOKING FOR
We are looking for someone who is entrepreneurial and wants the opportunity to run a pub as their own operation.
Ideally, you will have:
- Previous pub, bar or hospitality management experience
- Strong leadership and people-management skills
- A good understanding of stock and margin control
- Experience managing rotas and staffing costs
- Excellent customer-service standards
- A strong commercial mindset
- The ability to drive sales and build a successful local business
- Good knowledge of licensing and compliance
- The confidence to take ownership of a venue
- A hands-on approach and willingness to work when the business requires it
A Personal Licence would be advantageous, although this can be discussed depending on the successful applicant.
EARNING POTENTIAL
This is not a standard salaried management position.
You will operate on a self-employed basis and receive an agreed percentage of the pub’s net sales.
The exact percentage will be agreed before commencement.
This means your earning potential is directly linked to the performance of the pub — the more successful you make the business, the greater your earning potential.

ACCOMMODATION
The position includes live-in manager’s accommodation at the pub.
The operator will be responsible for the Council Tax associated with the accommodation, together with their own personal living expenses.
THE OPPORTUNITY
This role would suit an experienced pub manager, management couple or hospitality operator who wants more independence and earning potential than a traditional salaried management position.
You will have the opportunity to put your own personality into the venue, develop the customer offer and build a successful pub while having the backing of an established pub operator covering the major costs of the business.
Pay: £25,420.00-£75,565.82 per year
